Scrolling MLS and real estate websites can be a great way to keep an eye on the market 👀

But before forming an opinion on a property or the market as a whole, keep these 4 things in mind:

🏡 1. Don't get fixated on list price
A home's asking price is only one piece of the puzzle. Recent sold prices are often a much better indicator of value, and there may be pricing strategies at play that aren't obvious to the average buyer or seller.

🏡 2. Days on Market doesn't always tell the full story
A property that has been sitting on the market isn't necessarily a bad property. Pricing, timing, condition, competition, marketing, and market conditions can all play a role.

🏡 3. Pricing isn't always what it seems
Some homes are intentionally priced below market value to attract multiple offers, while others may be priced higher to allow room for negotiation. There can also be features, upgrades, opportunities, or deficiencies that impact value and aren't immediately apparent from photos and listing details alone.

🏡 4. Markets shift based on supply and demand
Buyer activity, inventory levels, interest rates, economic conditions, and consumer confidence all influence how quickly homes sell and at what price. Markets can shift quickly, which is why understanding the current conditions matters.

The bottom line? Real estate websites provide information, but understanding how to interpret that information is where the real value lies.

Treat yourself to an ice cream from Hutch's on the Beach, enjoy lunch or dinner at Baranga's on the Beach, spend time at Adventure Village, or simply take in one of the most beautiful waterfront sunsets Hamilton has to offer. On a beautiful day like today, the entire area is buzzing with activity, positive energy, and people enjoying everything this incredible waterfront has to offer.

The weekend is here… and that means open house time 🏡✨

One of the common questions I get from sellers when discussing the listing process is this 👇

“Do open houses actually help sell a home?”

And the answer is… often, yes 👀

Open houses create additional exposure for your property and allow buyers who may not have booked a private showing the opportunity to walk through the home and emotionally connect with the space.

They can attract:
🏡 Active buyers currently searching
🏡 Buyers casually exploring the market before making a move
🏡 Neighbours who may know someone looking to move into the area
🏡 Buyers comparing homes and price points in person

The more eyes on a property, the more opportunity there is for interest, conversations, and ultimately offers.

Open houses also help create momentum around a listing, especially in active markets where timing and exposure matter.

Now, does every home require an open house? Not necessarily.

Every property, location, price point, and market condition is different, which is why strategy matters.

But overall, when done properly, open houses can be another valuable tool in helping a home gain visibility and attract the right buyer.

“So… do Realtors really make their own schedules?” 👀

I think there’s this perception that real estate offers a life of total freedom and flexibility. While there is flexibility in some ways, what most people don’t see is that our schedules are heavily driven by the market and the needs of our clients.

And when the market starts moving quickly like it has been in some communities recently, personal schedules can change in an instant.

Just the other day, I had my entire workday planned out. Market evaluations, emails, client care, administration, gym, dinner, and some more work related activities planned for the evening… all organized exactly how I intended.

Then I received a call from a client interested in a property that had just received an offer.

At that point, if she wanted a strong chance at competing, there was no waiting until the next day. Timing mattered.

Everything shifted.

I left the gym, rushed home, rearranged appointments, put my defrosting dinner back in the fridge, cancelled my evening plans, showed her the home and another for comparison, researched comparable sales, advised on pricing strategy, drafted the offer, negotiated, and by the time I walked back through my front door, it was close to 10 PM.

And honestly… this is real estate.

Every day is different.

One day may be showings and negotiations. Another day is scheduling, contracts, research, networking, business planning, courses & conferences, client meetings, home inspections & inspection related calls and handling, problem solving, business meetings, or handling situations no one ever sees behind the scenes.

There is no true 9 to 5 in this business.

Real estate is evenings, weekends, vacations with a laptop nearby, and learning how to pivot at any moment in the best interest of your clients.

And while the schedule may not always belong to me, I truly love what I do and helping my clients attain their real estate milestone.

P.S. The end of the story...my buyer client got the home, and all was right with the mayhem of my evening- REAL ESTATE CELEBRATORY WIN!🎉
