One thing I’ve noticed over the last 10 days while showing more than 20 homes is that more and more listings are coming with a home inspection report already available.

Honestly, I think it’s a great trend.

For buyers, it provides valuable information right from the start and helps you better understand the home before making an offer. For sellers, it shows confidence in their property and creates transparency throughout the process.

Of course, if there are major issues, they need to be disclosed. But in many cases, those same items would likely be discovered during the buyer’s inspection anyway. Having that information available upfront can help reduce surprises, make negotiations smoother, and give everyone a clearer picture of the home from day one.

That said, as a buyer, you always have the right to conduct your own home inspection—and I still highly recommend it. Having your own inspector means having someone working exclusively for you and representing your interests. But as a tool during the initial showing and decision-making process, these inspection reports can add tremendous value.

In my opinion, it’s a win-win for both buyers and sellers, and I hope this is a trend that continues to grow in our market.

My Big Why ā¤ļø

The last few days had nothing to do with real estate… and everything to do with why I do it.

We celebrated my son’s wedding, from the rehearsal to the big day, surrounded by family, friends, love, and so many unforgettable moments. It was one of those weekends that reminds you what truly matters.

People often see the houses, the showings, the negotiations, and the long hours behind the scenes. But the reason I work so hard is right here: my family.

They are my biggest motivation, my greatest blessing, and my ā€œwhy.ā€

Thank you to everyone who was part of this special celebration and for allowing me to share a small glimpse of these memories with you.

These moments fill my heart, recharge my soul, and remind me why I do what I do every day.

And now, with a full heart and countless memories, Monday I’m back. ā¤ļø

Most people only see the fun part…
Showing homes, opening lockboxes, negotiating offers.

But what many don’t see is the work happening before the first showing even starts.

Hours of searching listings, studying the market, booking appointments, talking to agents, understanding expectations, checking details, planning routes, comparing properties, and preparing so our clients feel confident when it’s time to walk through a home.

And that’s only one side of the business.

There are also the stressful moments nobody sees…
Deals falling apart at the last minute, financing issues, extensions on closings, late-night calls, negotiations going back and forth, trying to keep everyone calm while finding solutions behind the scenes.

Sometimes it feels like solving problems all day long.
Stressful? Yes.
But also rewarding, exciting, and honestly… part of why we love this job.

This weekend alone: 30+ houses scheduled. šŸ”
A lot of preparation goes into making sure we know exactly what we’re talking about when we step into each property.

Being a realtor is a lot more than just opening doors and writing offers.

The condo market in Toronto and the GTA is teaching buyers a big lesson right now:

People are no longer buying just because they can ā€œtechnicallyā€ own something.

Buyers want spaces that actually work for real life.

A functional layout.
Storage.
Room for a desk.
A living room that fits furniture.
Bedrooms that feel like bedrooms.

And when monthly payments, condo fees, and taxes start climbing… people become way more selective about what they’re getting for their money.

This market isn’t only about affordability anymore.
It’s also about usability.

A lot of tenants in Ontario still believe they HAVE to sign another 1-year lease once their first contract is over… but that’s not true.

In most cases, after the initial term ends, your lease automatically goes month-to-month by law.

That means:
āœ”ļø You can usually leave with proper notice
āœ”ļø You DON’T have to commit to another full year
āœ”ļø And you should understand your rights before signing anything

A lot of people sign new contracts without even knowing they had options.
