🚨 ONTARIO LANDLORDS & TENANTS: Rental rules changed TODAY.
Effective September 21, 2026, several important Landlord and Tenant Board rules, timelines and forms have changed, and some of them could make a big difference if you own, rent, buy or sell a tenanted property.
Here are a few of the biggest changes covered in this carousel:
🏠 N4 non-payment notices: the notice period has been shortened from 14 days to 7 days for notices given on or after September 21.
💰 Rent-arrears hearings: in certain applications, a tenant who wants to raise other issues at the hearing must pay the landlord 50% of the arrears claimed at least 7 days before the hearing.
📅 Persistent late rent: rent received more than 7 days late at least 3 times within 6 months now meets the new statutory benchmark, although other circumstances and exceptions can apply.
🔑 N12 landlord's own use: when a landlord gives at least 120 days' notice, the usual compensation or alternate-unit requirement no longer applies. This exception does not apply to purchaser's-own-use N12s.
🏡 Landlord occupancy: following a landlord's-own-use N12, the landlord or specified person must normally occupy the property within 60 days of the N12 termination date.
🔨 Renovations and N13s: new requirements affect completion updates, tenants' return rights and the time available to reoccupy the unit.
⚖️ Eviction orders: there are also new rules affecting when the LTB may set aside or delay certain eviction orders.
📄 IMPORTANT: The LTB has updated a number of forms, including N4, N5, N6, N8, N12, N13, L1, L2, L9, L10 and T5. Previous versions of the replaced forms will no longer be accepted starting November 30, 2026.
