🐾 Have you noticed more coyote sightings around Caledon lately?

Living in Caledon means sharing our community with local wildlife, and coyotes are a common part of our natural landscape.

Coyotes are most active at dawn, dusk, and overnight, and while they are generally shy and avoid people, it's important to know what to do if you encounter one.

A few reminders:
✔️ Never feed coyotes or other wildlife
✔️ Keep pet food indoors
✔️ Secure garbage and compost bins
✔️ Keep dogs on a short leash and cats indoors
✔️ Clean up after your pets

If you see a coyote, stay calm. Don't run. Make yourself appear larger, wave your arms, clap, shout, and make noise if the animal approaches.

Coyotes actually play an important role in our ecosystem by helping control populations of mice, rabbits, and other small mammals. Learning how to safely coexist with wildlife helps keep both residents and animals safe.

Contact the Caledon OPP at 1-888-310-1122 if a wild animal is posing an immediate threat to public safety.

One of the biggest mistakes I see sellers make is spending thousands of dollars on renovations they may never get back.

Before you start replacing kitchens, renovating bathrooms, or tackling major projects, it’s worth asking: Will buyers actually pay more for this?

In many cases, simple updates can make a bigger impact than expensive renovations:
✔️ Fresh paint in neutral colours
✔️ Decluttering and depersonalizing
✔️ Deep cleaning
✔️ Minor repairs and touch-ups
✔️ Improving curb appeal

Every home and every market is different. What adds value in one neighbourhood may not add value in another.

Before investing, let’s have a conversation to determine which updates are worth it…and which ones you can skip.

Sometimes the smartest renovation is no renovation at all.

The opening of Caledon Fire Station 310 on Chinguacousy Road is a huge win for the growing Mayfield West community. 🚒

From a real estate perspective, faster emergency response times, improved infrastructure, and long-term investment into the area all help strengthen neighbourhood appeal and property values..

As a Realtor, seeing Caledon continue to invest in our community like this is incredibly exciting. It’s about more than a new building — it’s about creating safer, stronger neighbourhoods for families now and for generations to come.

Have you seen the new station yet?
