The July numbers are in, and after a stronger June, the market took a bit of a breather.

Here are a few highlights:

🏡 **2,061 homes sold** – down **9.8%** from July last year.
📉 **New listings** were also down **11.5%**, meaning fewer sellers are entering the market.
📋 There are currently **16,476 active listings**, which is still above the long-term average but beginning to decline.
💲 The benchmark price across all residential properties is now **$1,088,800**, down **6.2%** year over year.

📉 BC Home Sales Drop Nearly 23% Year-Over-Year

According to a new report from the BC Real Estate Association (BCREA), January 2026 home sales totaled 3,314 units — down 22.9% from 4,221 sales in January 2025.

Here are the key takeaways:

• 📊 Sales were the 2nd weakest January since 2016
• 🏘️ MLS sales were ~30% below the 10-year average
• 💰 Average price dipped 1.9% ($942,384 → $924,239)
