What actually makes an offer a strong one?

A strong offer isn’t necessarily just about offering the highest price. A truly strong offer is one that gives the sellers as much of what they are looking for as possible.

Offer the seller’s preferred closing date – Flexibility with closing can sometimes be very important to a seller.

Get pre-approved for financing – Having your financing organized ahead of time gives the seller more confidence that the deal will close.

Keep the financing condition short – A shorter conditional period can make your offer more attractive.

Consider a pre-inspection – Completing an inspection before submitting your offer may allow you to remove the home inspection condition.

Limit conditions where appropriate – Fewer conditions generally mean more certainty for the seller.

Offer a strong deposit – A solid deposit can demonstrate that you are serious and financially prepared.

Understand what matters to the seller – Price may be their priority, but timing, flexibility, certainty, or other terms may be just as important.

Give them as much of what they want as possible – Every seller is different, so the strongest offer is often the one that best meets their needs.

Bottom line: “Strong” can mean something different to every seller. It’s not always about paying the most — it’s about creating an offer that is attractive in price, terms, timing and certainty.
