A quiet start to the year so far... although we should not be surprised considering the activity in 2025. Last year ended with one of the lowest sales totals in over 25 years. Hopefully, things will pick up for you home Sellers as we move towards the Spring market. February has improved a little bit and although we don’t have the numbers in yet for end of month, I don’t suspect it will be anything dramatic.

MLS HPI indicates prices have declined to a point not seen since mid-2021. Bit of a broken record here but high cost of living, cost of borrowing, the economy, government restrictions all continue to be a factor. The sales ratio in many cases is below 10-15%, meaning 1 of 10 are selling per month. Inventory remains quite high, there are some good deals out there for Buyers.

Average days on market: 53
Detached sales ratio: 6% (down from 10%)
Townhouse sales ratio: 11% (down from 16%)
