HOT OFF THE PRESS 📰

The stats for the month of August are out! Home sales declined 4.6% compared to August 2025, according to the GVR. The total number of listings throughout Metro Vancouver is just over 16,200 – 26.2% above the 10-year seasonal average (12,522). Home prices have decreased approximately 5-7%, for all property types, over the past year.
Increased supply of listings, softening prices, and stable mortgage rates are considered favourable buying conditions but they haven’t been enough to bring many buyers off the sidelines. So, why aren’t more people, buying? There is plenty of noise and global distractions causing people to hold tight but the key issues could be due to a slowdown in immigration, reduced investor demand and mortgage rates that aren’t low enough to incentivize more buyer activity.

🚨BREAKING NEWS🚨

Starting January 1, 2027, landlords can increase residential rent by a maximum of 2.2%, in British Columbia.

Key Rules for 2027 Rent Increases:
• The Limit: The 2.2% cap matches projected inflation. It is slightly lower than the 2.3% limit from 2026.

• Notice Period: Landlords must give tenants at least three full months of written notice before the increase takes effect.

• Frequency: Rent can only be raised once every 12 months for an existing tenant.

• Calculations: Landlords cannot round up the final dollar amount past the exact percentage limit.

Exceptions:
The 2.2% limit does not apply to:
• Commercial rentals
• Non-profit housing where rent is based on income
• Housing co-operatives (co-ops)
• Certain assisted-living facilities

You can check official formulas or submit questions through the Province of British Columbia residential tenancies portal.

🌞 The Dog Days of Summer… and the Real Estate Market.

The “dog days” of summer are definitely here — and you can feel it throughout the Metro Vancouver & Fraser Valley real estate market. 🐶☀️

Showings have slowed. Buyers are away on vacation. And if and when offers do come in, they’re often low…or lower. 😬

For Sellers, this can be a frustrating time. But it’s important to remember that Summer markets can be slower by nature. Buyers who are serious are still watching, comparing and waiting for the right opportunity.

For Buyers, the slower pace can actually create an advantage. There may be less competition, more negotiating room, and Sellers who are increasingly motivated to make a deal.

HOT OFF THE PRESS 📰

The stats for the month of July are out! After a burst of home sales to kick off Summer, the number of home sales lost momentum in July ☹. There was almost a 10% decrease in total sales compared to July of 2025, led by an 18% drop in apartment sales, according to the GVR.

The total number of listings on the MLS system in Metro Vancouver is 16,476 (as of Aug 5/26). This is 26.8% above the 10-year seasonal average. New listings were actually down 11% in July. The benchmark price for all residential properties in Metro Vancouver is currently $1,088,800. This represents a 6.2% decrease over July 2025.

It’s the typical Summer slowdown. However, we’re also seeing many listings being re-listed at lower prices. Listings that have been on the market for a long period of time are being taken off the market. Some sellers are losing motivation and/or simply not receiving the price they were hoping for…
