🏡 I need your opinion!

The reason I’m asking is because I recently had a conversation with a potential buyer who asked if one of my listings had a virtual tour. It did, but she thought it wasn’t working.

I explained that the software and package I currently use is a little different. Instead of a “walk-through” style tour, you can click on each room photo and view it in 360°. It got us talking about virtual tours, floor plans, and what buyers actually find useful when shopping online.

As a REALTOR®, I’m always looking for ways to provide more value to my clients. I already invest in professional photography, video tours, drone footage, floor plans, social media marketing, REALTOR.ca® videos, open houses, AI tools, and more.

During our conversation, she made an interesting comment:

“If REALTORS® are earning 2.5%, shouldn’t every listing automatically include things like virtual tours?”

Fair question… although what REALTORS® get paid versus what we actually keep after brokerage fees, marketing costs, licensing, insurance, taxes, and business expenses is probably a conversation for another day. 😅

But it did get me thinking…

❓ Do virtual tours actually influence your buying decision?

Do you use them?
Do they help you decide whether a property is worth seeing in person?
Or do you mostly look through the photos and book a showing if the home interests you?

I’ll be honest, sometimes I wonder how many people even make it through all the photos, never mind read the full description or check the room measurements.

As a buyer or seller, I’d love your honest opinion:
