Happy Canada Day! 🇨🇦

We spent the morning at the parade and had the chance to chaperone our amazing LionHeart Camp youth and kids as they handed out thousands of bottles of water to the crowd. Such a simple way to serve our community and share a little kindness on a warm day. We wrapped it all up with a BBQ, and Patrick proudly went to bed holding onto his little Canada Day flag. ❤️

Can I ask a question?

When you see Realtors post “Just Sold,” “Just Bought,” or “Just Listed” posts, what do you actually like about them?

Do you find them helpful? Interesting? Do you like seeing what’s happening in the market? Or do you just scroll by?

I’m asking because I don’t love posting things that feel like “look at me.” I’d rather share things people actually enjoy or find useful.

Having a look through the market report over the long weekend, I was honestly shocked to see how many homes sold over asking. That’s bidding war territory for some.

My sellers on Killdeer just navigated this situation like rockstars 🏡

Good homes selling in under 2 weeks is starting to feel like old news now… but what I think is important to remember is that this market is creating very different emotions depending on which side you’re on.

For some sellers, this is relief after years of feeling stuck or underwater.

For some buyers, it’s discouraging after already missing out once… or twice.

For some families, selling is exciting. For others, it comes during divorce, loss, downsizing, job changes, or major life shifts.

That’s why I don’t believe real estate is about “picking a side.”

My buyers need strategy, speed, honesty, and someone staying close to the market daily so they don’t feel left behind.

My sellers need real advice too. Not just a price thrown at the wall and hope for the best. Preparation, positioning, timing, presentation… those things matter in a big way right now.

Going to be a very interesting summer in Fort McMurray.

There is a roadmap to success on both sides of this market. The key is understanding how to navigate the version you’re in.
