Because isn’t that the best way to start any kind of relationship? I’ve seen the best of Canada, and have been lucky enough to live and work on both coasts. I was raised in Newfoundland and moved to Alberta nearly 2 decades ago. But the one place that feels like home is Fort Mac, This community has such a unique, diverse culture; with some of the friendliest people, you’ll ever meet! Sure, all real estate agents can say they understand how you’re feeling, but I’ve actually been there and done that – or more so, I’ve bought there and sold that. I’ve been a first-time buyer, investor, contractor & landlord. So I’m able to see every real estate interaction from multiple points of view, rather than from just one inexperienced perspective. I spent 6 years in the veterinary medicine field, which may seem like a pretty big career leap, but I’m constantly using the skills and experience I gained during that time in my current real estate position. Sure, my clients are (usually) not as furry or cute, but it’s really about the same things: service, compassion, and getting your client what’s best at the right time.

Is the Fort McMurray market starting to slow down?

We had a really busy spring and summer, and I’m starting to see a bit of a shift as we head into October.

For buyers, that’s not necessarily a bad thing. There’s a little more breathing room than there was a few months ago. You may have more time to think, a little less competition, and in some cases more room to negotiate.

For sellers, homes are still selling, but I think pricing and condition are going to matter more this fall. Buyers aren’t feeling quite the same pressure they were when there was less to choose from.

We’re not suddenly in a slow market. We’re just coming off a very strong spring and summer, and things are starting to settle a bit as we head into fall.

If you’ve been waiting to buy or wondering if you missed the best time to sell, you probably haven’t, but the strategy looks a little different now than it did a few months ago

Happy Canada Day! 🇨🇦

We spent the morning at the parade and had the chance to chaperone our amazing LionHeart Camp youth and kids as they handed out thousands of bottles of water to the crowd. Such a simple way to serve our community and share a little kindness on a warm day. We wrapped it all up with a BBQ, and Patrick proudly went to bed holding onto his little Canada Day flag. ❤️

Can I ask a question?

When you see Realtors post “Just Sold,” “Just Bought,” or “Just Listed” posts, what do you actually like about them?

Do you find them helpful? Interesting? Do you like seeing what’s happening in the market? Or do you just scroll by?

I’m asking because I don’t love posting things that feel like “look at me.” I’d rather share things people actually enjoy or find useful.

Having a look through the market report over the long weekend, I was honestly shocked to see how many homes sold over asking. That’s bidding war territory for some.

My sellers on Killdeer just navigated this situation like rockstars 🏡

Good homes selling in under 2 weeks is starting to feel like old news now… but what I think is important to remember is that this market is creating very different emotions depending on which side you’re on.

For some sellers, this is relief after years of feeling stuck or underwater.

For some buyers, it’s discouraging after already missing out once… or twice.

For some families, selling is exciting. For others, it comes during divorce, loss, downsizing, job changes, or major life shifts.

That’s why I don’t believe real estate is about “picking a side.”

My buyers need strategy, speed, honesty, and someone staying close to the market daily so they don’t feel left behind.

My sellers need real advice too. Not just a price thrown at the wall and hope for the best. Preparation, positioning, timing, presentation… those things matter in a big way right now.

Going to be a very interesting summer in Fort McMurray.

There is a roadmap to success on both sides of this market. The key is understanding how to navigate the version you’re in.
