Having a look through the market report over the long weekend, I was honestly shocked to see how many homes sold over asking. That’s bidding war territory for some.

My sellers on Killdeer just navigated this situation like rockstars 🏡

Good homes selling in under 2 weeks is starting to feel like old news now… but what I think is important to remember is that this market is creating very different emotions depending on which side you’re on.

For some sellers, this is relief after years of feeling stuck or underwater.

For some buyers, it’s discouraging after already missing out once… or twice.

For some families, selling is exciting. For others, it comes during divorce, loss, downsizing, job changes, or major life shifts.

That’s why I don’t believe real estate is about “picking a side.”

My buyers need strategy, speed, honesty, and someone staying close to the market daily so they don’t feel left behind.

My sellers need real advice too. Not just a price thrown at the wall and hope for the best. Preparation, positioning, timing, presentation… those things matter in a big way right now.

Going to be a very interesting summer in Fort McMurray.

There is a roadmap to success on both sides of this market. The key is understanding how to navigate the version you’re in.
