Calgary isnโ€™t experiencing one housing market right now โ€” itโ€™s experiencing several.

July brought a noticeable shift depending on what you own or what youโ€™re looking to buy.

Detached and semi-detached homes remain broadly balanced, although months of inventory increased from roughly 2.2 to 2.8 months.

Apartments are a very different story. Sales are down approximately 26% year-to-date, with benchmark prices now more than 8% below last year.

Townhomes have also shifted toward buyers, although conditions remain considerably more balanced than apartments.

More than ever, location, property type and price point matter.

The more time I spend in this home, the more I notice how beautiful the natural light is.

The windows are incredible, but itโ€™s also how the light moves through the rooms, hits the millwork and changes the feel of the house throughout the day.

For a home of this size, it feels warm and comfortable โ€“ never overly formal.

One of my favourite things about 1414 Scotland. ๐Ÿค
