Overpricing in the fall costs more than overpricing in the spring.

Here's why. In spring, if you start too high, there's a second wave of buyers behind the first one. You reprice, they show up, you're fine.

In the fall there is no second wave. You just sit.

The August numbers back it up. The median days on market were 33, up from 25 a year ago. The homes that sold went for 98.7% of asking. The sellers who got that result didn't get there by testing a high number first.

🍂Every September I hear the same thing: "We'll just wait until spring."🌿

Here's the part that usually gets missed. Yes, spring brings more buyers👫👭👬👨‍👩‍👧‍👦👩‍👧. It also brings more sellers🏠🏡🏠🏘🏡🏠🏘. Everyone who spent the winter thinking about it lists in April, and suddenly you're not just competing for attention — you're competing with six other houses on your street.

In August, we had 7️⃣3️⃣3️⃣ homes on the market across Fredericton. That's the most inventory we've seen in an August since 2019 😲. And 2️⃣1️⃣3️⃣ of them sold, which is 👉 exactly the same number that sold last August.👈

Steady demand. More choice. That's a market finding its balance, not one falling apart. ⚖

The other thing about fall: nobody browses in the rain ☔. The person looking at your house in October has a reason to be looking in October.
✅A job that starts in January.
✅A closing they've already committed to.
✅A lease that's up.

📅 Fewer showings, more of them real. ✍️

Labour Day weekend always feels like a hinge.

One week the lake is still warm ☀️, and nobody is thinking about mortgages. The next, the buses 🚌 are back out, and my phone starts up again.🤳

That's not a coincidence.🍂 Fall is the second real season in Fredericton real estate, and it's shorter and more serious than spring. Fewer people are looking, but the ones who are looking have a reason. A job start. A closing date. A lease that's up.🤝

Over the next few months, I'm going to share what I'm actually seeing 👀 out there. What's selling and what isn't ⚖. What the numbers say once you look past the headline. And the stuff about houses most people don't find out until the inspection.
