π 2026 Mid-Year Real Estate Market Update
City of Grande Prairie & County of Grande Prairie
The first half of 2026 is in the books, and the numbers tell an encouraging story for our local real estate market.

While total sales are running slightly behind the exceptionally strong pace set in 2022 and 2025, buyer demand remains healthy, and property values continue to climb.

π Continued strong demand for acreages and country residential properties.
What we're seeing in the market:
βοΈ Sales activity increased steadily throughout the spring.
βοΈ June was the busiest month in the City with 165 sales.
βοΈ Rural sales remained strong, with several higher-value properties pushing County prices to five-year highs.
βοΈ Existing homes with attached garages continued to command strong prices, with median values consistently ranging from $439,000 to $474,000.
Inventory is improving...
The number of homes for sale has increased compared to earlier this year, giving buyers more choice. However, inventory still remains relatively low by historical standards, which continues to support strong property values.
π Looking Beyond the Overall Numbers
One thing that's important to remember is that overall market statistics can sometimes be misleading.
The overall median sale price can fluctuate depending on the mix of properties that sell during a particular month. For example, if more acreages or new construction homes sell in one month, the median sale price will naturally be higher than a month where more condominiums, mobile homes, or entry-level properties are sold.
The overall statistics include all property types, including:

β’ Existing detached homes
β’ Houses with garages
β’ Houses without garages
β’ Duplexes
β’ Townhomes
β’ Condominiums
β’ Mobile homes
β’ Acreages
Because each property type has a very different market value, the overall numbers can sometimes paint an incomplete picture.
That's why I also have added into the infographic existing resale homes with attached garagesβone of the most common property types in Grande Prairie. By isolating a single category, we get a much clearer view of what the market is actually doing. In the first half of 2026, those homes showed steady monthly price growth and consistently strong buyer demand, even as more inventory came onto the market.
Bottom Line
The Grande Prairie market remains healthy. Buyers have more selection than they did a few months ago, but well-priced homes in desirable locations are still selling quickly. We're seeing a market with steady demand, strong prices, and a more balanced level of inventory.
As we head into the second half of 2026, inventory levels will be one of the biggest factors to watch. If listings continue to increase faster than buyer demand, we'll likely see the market become even more balanced. If inventory remains limited, values are expected to remain stable and could continue trending upward.
