Real estate has changed a lot.

From newspaper listings and paper maps… to apps, instant alerts, virtual tours, reels and social media.

The tools are better. The information is faster. The marketing is louder.

But somewhere along the way, I think it became easy to forget what this job is actually about.

People.

People making one of the biggest financial decisions of their lives. People buying their first home, selling the one they raised their family in, starting over, upsizing, downsizing, investing or taking a chance on a new chapter.

That’s the part I want to keep coming back to.

Less fluff. Less pressure to constantly “perform.” More honest conversations, real advice, strong representation and actually caring about the person sitting across from me.

Because trends will change again.

But helping someone feel confident about where they’re going next never goes out of style. 🤍

$8,000 on appliances… before we even knew for sure the house would be ours. 😅🏡

Buying a new build comes with its own set of surprises, and this was one of ours.

Something many buyers don’t realize is that appliances aren’t included with every new build. Depending on the builder and the deal, an appliance allowance or credit may be something your Realtor can negotiate into the purchase contract.

In our case, I negotiated a credit on closing. The catch? We still had to actually purchase the appliances ourselves, and because of ordering and delivery timelines, Brett and I ended up spending about $8,000 on them almost a month before we had removed all of our conditions. 😬

Was it a little nerve-racking spending $8K on appliances for a house we technically didn’t own yet? Absolutely.

But this is exactly why I’m sharing our new build journey. Even as a Realtor, going through the process personally opened my eyes to so many little details that buyers may not think about.

If a new build is on your radar, save this one. And make sure you know exactly what is AND isn’t included before you write the offer. 👏
