Montreal continues to wrestle with affordability challenges, and although Calgary and Edmonton are seeing a bit of a cool-down, population growth is providing some support there. While projections suggest a 3.6% dip in resales for this year, next year looks brighter with anticipated growth of 6.7%. Price increases are expected to be modest as interest rates hold steady and we all keep a watchful eye on external factors. Having witnessed many market cycles, I know how reassuring it is for buyers and sellers alike to see a path forward. Canada’s Housing Recovery Won’t Be a Boom
Having helped so many families and individuals navigate the Canadian real estate market for over 35 years, I’ve learned to look beyond the headlines and focus on what truly matters to buyers and sellers. Right now, our housing market is showing early signs of recovery—resales are improving, inventories are steadying, and price declines are easing up. According to the latest bank forecasts, resales may dip by about 4% in 2026 to 453,200, with benchmark prices easing by around 2% to $794,200. By 2027, there’s an expected uptick: resales could rise roughly 7% to 483,600 and benchmark values may nudge up just under 1% to $800,700. These numbers signal a steady, measured recovery, not the rapid boom some might hope for. One factor at play is pent-up demand—over 400,000 households delayed buying since 2019, waiting for the right moment. Affordability, confidence, and steady economic growth will be key to how things unfold, especially now that interest rates seem to have bottomed out and global trade tensions continue to cast a shadow. Through all the shifts in our market, I’ve seen that patience and informed decisions always pay off in the long run.
