When viewing a home, it’s easy to get distracted by paint colours, furniture and décor—but those are usually the easiest things to change.

Try to look beyond how the home is decorated and pay attention to the things that will affect how it actually works for you:

🏡 Does the layout fit your everyday life?

☀️ How much natural light does the home receive?

🔧 Are there signs that the property has been well maintained?

📦 Is there enough storage for the things you actually use?

👂 What can you hear inside and outside the home?

💰 Are there any updates or repairs that could become future expenses?

A home doesn’t have to be perfect, but it’s important to understand what you’re buying and what may need attention down the road.

So… I did a thing!! 🎉 And I have some exciting news to share!

Back in December, I decided to take the next step in my real estate career by completing the Broker Licensing Course. After a month of studying, a lot of hard work, and maybe just a little stress 😅, I wrote the exam in January—and passed on my first try! 🎉

I was SUPER pumped about that, so naturally, I may have done a little early celebrating. 😂 But now, after completing the rest of the process, it’s finally time to make it official…

I am a licensed Real Estate Broker! 🎉🏡

I’m incredibly proud of this accomplishment, not just because of the designation, but because of what it means for the people who trust me to guide them through one of life’s biggest decisions. Continuing my education allows me to better navigate the complexities of real estate, provide stronger advice, and advocate even more effectively for my clients every step of the way.

A huge thank you to my broker, Chris Perkins, for encouraging me, challenging me, and believing in me. And, of course, thank you to my incredible family and friends who supported me through the studying, the practice questions, and all the moments in between.

I truly believe it takes a village—and a lot of hard work—to achieve anything worthwhile, and I feel incredibly lucky to have such an amazing one behind me. 💕

Ottawa is moving on their decision to place a ban on social media media for minors under 16. 👀 Is this a good move you support? 🧐💭6️⃣🐝

Prime Minister Mark Carney’s government is expected to table its long-awaited legislation aimed at online safety this week, including a ban on social media platforms for children under 16 years old.

The bill is expected to tabled this Wednesday, with the House of Commons set to rise for its summer break next week.

The legislation is not expected to include the same type of ban for AI chatbots, but will establish a set of responsibilities platforms need to meet.
