If you’re thinking about selling, it can be helpful to look at your home through a buyer’s eyes.

Price matters, of course. But buyers are also looking at the condition of the home, what it will cost them to own, the location, and whether they have the information needed to feel confident about the purchase. All of those things come together when they decide what a home is worth to them.

And sometimes it’s the uncertainty that matters most. A home doesn’t need to be completely updated or move-in ready, but questions about maintenance, renovations or major systems can affect a buyer’s decision to move forward.

Addressing issues upfront, and having clear information available about your home, can make all the difference.

Over the past year, I’ve worked with clients who have sold homes they’ve owned for many years and moved into renting. It’s a transition I’ve experienced myself, too.

There are plenty of practical and financial reasons for making that move. But there’s another part that can be easy to underestimate, the adjustment from being a homeowner to being a renter.

I’ve come to think of it as the homeowner hangover.

Sometimes when people start thinking about a change, they know what they’re ready to leave behind before they know what they want next.

There can also be a lot to consider that isn’t necessarily obvious at first.

I’ve seen this with clients considering a range of changes, from downsizing to moving from home ownership to renting. There can be real benefits, but also adjustments that are easy to underestimate until you’re living them.

These are the kinds of conversations I think are worth having before a decision is made. Not because they’ll make every transition perfect, but because experience can help uncover questions and considerations you may not have thought about yet.

The move itself is only part of the transition. It’s also worth thinking through what will be different once you’ve made it.

It’s kind of embarrassing that it’s taken me this long to visit one of the newest businesses in downtown Dundas. I mean, they’ve been open for an entire week. 😂

Especially since I’ve been going on about how badly Dundas needs a great gelato place pretty much since I moved here 6 years ago!

Coming from Toronto, where there are amazing gelato spots everywhere, I always thought one would be such a great addition to all the already amazing businesses we have downtown.

I finally made it in yesterday and went with the cinnamon coffee and pistachio gelato, with an espresso on the side. Talk about overindulging… but completely worth it. 10/10.

If you’re downtown, make sure you stop into La Valle Gelateria and give them a try. I have a feeling I’ll be making up for lost time. 😊

I’ve spent a lot of this summer downtown Toronto, helping great new clients find their next place to call home. What makes it even better is that each of these clients came to me through a referral from another client. There’s really no better compliment than having someone trust you enough to recommend you to a friend or family member.

Finding the right rental can take some work and definitely some patience. It’s about having a good system, staying on top of what’s coming to market, and being ready to move when the right opportunity comes along.

Most importantly, I want my clients to feel confident in their decisions, never rushed, but also ready to act when the right opportunity comes along.

A busy summer in the city, and a really rewarding one. Very grateful for the referrals and the trust. 🤍

Selling a home isn’t just about putting it on the market and hoping the right buyer sees it. It’s about how it’s positioned, presented and ultimately, who it reaches.
