“There’s no harm in starting high.”

There absolutely is.

Every day your home sits on the market, buyers start asking the same question:

“What’s wrong with it?”

The reality is that the first week on market is when your listing gets the most attention, the most views, and usually the strongest offers.

When you price too high, you don’t “leave room to negotiate.”

You leave room for buyers to scroll right past your home.

I’ve seen sellers lose weeks, months, and sometimes thousands of dollars chasing a price the market was never willing to pay.

Price it right.
Present it better than the competition.
The rest is usually just noise.
