While stable rates are good news for many, our local market is telling a much more interesting story! We're seeing different trends depending on what you're looking to buy or sell.

For example, our latest market data shows:

🏡 Buying a House? The experience is completely different depending on your budget! It's still very competitive for homes under $1 million, but if you're looking in the luxury space (over $1.25M), you've got more negotiating power right now.

🏢 Looking at Condos? The market is hot for units under $500k, with lots of buyer activity. Above that price, things are more balanced.

This is why you can't just follow the national news! Your strategy needs to be tailored to what's happening right here in our neighbourhoods.

First signs of improvement in three weeks — worth paying attention to, but not overreading.

Central Okanagan, week of July 6–12:

📊 234 new listings (up from last week's low of 212)
📊 Sales bounced back to 100 (from 89)
📊 Listing failure rate dropped from 67% to 57%
📊 Highest sale: $5,250,000 — the largest single transaction in seven weeks of our tracking

One week doesn't make a trend. And the seven-week picture still shows failures matching or outpacing sales every single week since late May. But this week tells us two things: the market isn't in freefall, and there are buyers at price levels most agents assume are unreachable right now.

The homes closing are the ones giving buyers a reason to act — price, position, or promotion. The ones sitting assumed the address would do the work.
