🏡Why are so many buyers looking at West Kelowna?

Because there is SO much more to West Kelowna real estate than people sometimes realize. 🌊⛰️🍷

I grew up in West Kelowna and one of the things I love most about helping buyers on the Westside is the incredible variety.

You can find beautiful lake-view homes, established family neighbourhoods, newer construction, townhomes, condos, 55+ communities and properties close to beaches, trails, golf, wineries and everyday amenities.

But there's another thing buyers need to understand about purchasing here:

FREEHOLD vs. LEASEHOLD.

🏡 Freehold: You generally own the home AND the land.

🔑 Leasehold: You purchase an interest in the home/property while the underlying land is leased. West Kelowna and the surrounding Westside have several residential communities on Westbank First Nation land.

And leasehold isn't necessarily a negative.

Depending on the property, it can provide an opportunity to get more home, a better location, beautiful views or fantastic community amenities at a price that may be more attainable than a comparable freehold property. Lease terms and financing can vary, though, so understanding exactly what you're purchasing is extremely important.

From Lakeview Heights and West Kelowna Estates to Shannon Lake, Smith Creek, Glenrosa, Gellatly and Westbank, every part of West Kelowna offers something a little different.

🏡 The purchase price isn’t the only number Okanagan buyers should be comparing.

Two homes can be listed for the exact same price—and have very different monthly costs.

This is something I encourage my buyers to look at before deciding which property is actually the better value.

In the Okanagan, depending on the property, you may need to consider:

• Strata fees — and, more importantly, what those fees actually include
• Leasehold or land-lease payments on certain properties
• Property taxes
• Home insurance, which can vary depending on the property and location
• Utilities and heating/cooling costs
• Upcoming strata expenses or special levies
• Maintenance costs that may be included in one development but completely your responsibility in another

And here’s where it gets interesting:

A property with a higher purchase price can sometimes be less expensive to own month-to-month than a lower-priced property with substantial additional fees.

The same goes for strata properties. A $600/month strata fee isn’t automatically “bad,” and a $300/month fee isn’t automatically “good.”

The question is: What are you getting for it?

Does it include water? Hot water? Heating? Building insurance? Landscaping? Snow removal? Recreational facilities?

And just as importantly—is the strata financially healthy?

When I’m helping a buyer evaluate a property, I want to look beyond the beautiful kitchen and the list price. The strata documents, contingency reserve fund, depreciation report, insurance, previous meeting minutes and potential upcoming expenses can tell us a much bigger story.

Buying a home is about more than what you can afford to purchase. It’s about what you’re comfortable owning.

August Okanagan Market Update:

The market continues to show a mix of opportunities for both buyers and sellers. Single-family home and townhome prices softened slightly year-over-year, while condo prices saw an increase.

Here’s a snapshot of the August 2026 Central Okanagan market:

🏡 Single-Family: $1,049,811 — ↓ 4% YoY
🏘️ Townhomes: $678,186 — ↓ 3% YoY
🏢 Condos: $475,971 — ↑ 4% YoY
📅 Average Days on Market: 60
📊 List-to-Sale Ratio: 97%
🏠 Single-Family Inventory: 9 months
🏘️ Townhome Inventory: 10 months
🏢 Condo Inventory: 8 months

With higher inventory and homes taking a little longer to sell, buyers may have more selection and negotiating room, while sellers need to be especially mindful of pricing and presentation in today’s market.
