🏡 What can your property become?

One of the most interesting real estate topics gaining traction right now is something called zoning arbitrage.
It sounds complicated—but the idea is simple:

Some properties may be worth more than the market realizes because the rules around what can be built have changed. 🏘️

That could mean potential for:

🏠 Secondary suites
🌿 Garden suites
🚪 Laneway homes
🏘️ Duplexes, triplexes or fourplex-style housing
👨‍👩‍👧‍👦 Multi-generational living
💰 Future rental income
📍 Better long-term land use

In other words, an older bungalow may not just be an older bungalow.
It might be a future income property.
It might be a family compound.
It might be a small-scale housing opportunity.
It might be a property with more flexibility than the current market is pricing in.

This is especially relevant in B.C., where housing policy has shifted toward allowing more small-scale housing in established neighbourhoods.

✨ I’m truly honoured to have been named Ambassador of the Year by the Kelowna Chamber of Commerce.

This recognition means a great deal to me—not just personally, but because of what the Chamber represents in our community.
Being an ambassador has been such a rewarding experience. It’s given me the opportunity to connect with incredible local businesses, support entrepreneurs at all stages, and play a small role in helping people feel welcomed and supported here in Kelowna. 🤝
The relationships, conversations, and shared experiences along the way have been the most meaningful part of it all.
