One question I hear every summer is: “Can I still get home insurance during wildfire season?”

The short answer is usually YES - but timing really matters.

Here in the Okanagan, if a wildfire is burning close to the home you’re buying, an insurance company may temporarily stop issuing new policies in that area. That can create a serious problem because most lenders require the home to be insured BEFORE they will release the mortgage funds.

My advice? Don’t wait until the week before possession.

Speak with your insurance broker EARLY - especially before removing your conditions.
Ask whether the policy can be confirmed in advance and what could happen if the wildfire risk changes before closing.
There are also contract clauses that may help protect buyers if insurance suddenly becomes unavailable.

During wildfire season, getting insurance confirmed early isn’t just another item on the checklist - it could help protect your entire purchase.

One of the things Jessica and I love most about living in the Okanagan is supporting the incredible local businesses that make our community so special.

If you haven’t been to Pane Vino Pizzeria in Lake Country yet, do yourself a favour and add it to your list.

Whether it’s a date night (we are going this Friday for our anniversary), celebrating with friends, or just treating yourself after a busy week, the food is always fantastic, the atmosphere is warm and welcoming, and the team there consistently does an amazing job.

We’re so fortunate to have restaurants like this right here in our community.
