The K-W market just split in two. 🏘️
April 2026 stats dropped — and Kitchener and Waterloo are telling completely different stories right now.
Kitchener → 656 new listings (+2.5%), avg price $692,866 (-3.5% YoY)
Waterloo → 267 new listings (-7.0%), avg price $836,394 (-2.6% YoY)
Both sitting at ~3.8 months of supply. Both seeing days on market climb.
But here’s the real signal:
→ Kitchener buyers have negotiating power
→ Waterloo sellers are in the stronger seat
Same region. Two completely different conversations.
Stop treating KW as one market. It isn’t.
