Concerts at the Pier, five nights of live music right on the beach. Bring a blanket, no cost, just a summer evening that reminds you why you live here.
The White Rock Sea Festival in late July, waterfront parade, family activities, fireworks.
Cloverdale Rodeo and Country Fair in May, one of the biggest events in the region, right in your backyard.
And when summer winds down, the Cultural Crawl in October, Bright Walk in December running through January.

This area has something going on almost every season.
Most people don't realize that until they actually live here.

Something I've been tracking closely over the last 90 days in Fraser Valley: The gap between what sellers expect and what the market will pay has never been more pronounced.

Sellers who bought in 2020 and 2021 still have equity. A lot of it. But they're anchoring to peak values that no longer exist in most segments.

The ones who price to today's market move quickly. The ones who price to 2022 are sitting, and reducing, and losing buyer confidence with every drop.

This isn't unique to Fraser Valley. But it's playing out here in real time.

Sellers often ask me: should I accept the first offer or wait for more?

Honest answer: it depends on three things.
How strong is the offer relative to market value? How long have you been on the market? And what's the current buyer activity in your area?

A strong first offer from a motivated buyer is worth more than a slightly higher number from someone who needs three weeks to decide.

Speed and certainty have real value in a real estate transaction.
