How many days are current homes staying in the market before being sold.

The average “days on market” for a typical detached home is about 50 to 60 days. For a townhome is about the same, and for condos, about 40 to 60 days.

Quick market update as of April 2026.

Still in a buyers market. Listings in the market are at record high. Most of them are overlap listing from the previous months that piled up in the market.

Buyers are slowly coming back in the market, due to prices slowly coming down but rates are slowly going up.

Currently my prediction would be, this Trend will continue. we will see more listings and more buyers come in the market.

PS. There really is no timing the market. you just need to do what works for you and what you can afford. its better to get in sooner than later and start building equity!.

At the very moment, it looks like a great time to buy with prices slowly going down , interest rates remaining steady, and lots of inventory to choose from. But before you decide here are some things to consider.

- Job Losses
- Income
- Debt
- Extension of Mortgage Payments
- Rising un-employment rate
- Rising inflation

In the end of the day, do what fits your life. Don’t be house poor just because you want to own real estate.

Due to the buyers market currently happening. There have been a lot of concerns about presale. A few presale condos have already started to cancel and return deposits.

Active listings to listing sold as of March 24, 2026 is 15.% up 2% compared to last year of the same time which was at 13%
