Average condo prices for 2 bed and 2 bath 600SQFT above and 10 years old or under, located in areas of Langley/Aldergrove Surrey and Cloverdale/Clayton are going between $520k to $600k Strata Fee about $350 to $600

“Condo Conversion “

Government just announced last Thursday that. There is a program in place for the federal and provincial government to lessen development cost for multi unit homes (condos) by half to help start up the development of new housing And the government will also buy half the remaining condo which is about 2200 units across greater Vancouver that are unsold and turn it into affordable housing, BC housing and rentals.

I have been asked this question a lot lately. “Has the real estate market slowed down?” For all who asked me.. yes it has. It is slowly becoming more consistent.

But let’s make one thing clear so that everyone understands. Even if the market is slowly “calming” it doesn’t mean houses are not selling. Houses are still selling but sellers shouldn’t expect multiple offers and 1 week sold or no subject offers to be a normal occurrence.

The reason for the “slow down” is mostly because of economical reasons. Rates slowly coming back up, unemployment rates is growing, inflation is also rising, and situations from other countries is also having an effect on our economy in BC

Real estate is still selling but at a much slower rate than we have use too. In some areas. Homes are still selling at higher than asking price. It just depends on your goal and what you are looking for.

So who’s buying? I’ll say this again. Currently, people who are buying are, First time homebuyers and people who are upgrading.
