⛳️ September swings, family moments & client wins 🏌️‍♂️🏡

❤️ Watching my daughters start another school year — and officially being able to say, “I have TWO high schoolers at home!” (How did that happen?! 😂)

📊September 2026 LSTAR Market Update: More Sales, More Choice📊

The fall market showed a seasonal boost in September, with 561 homes sold—up 6.7% from August and 5.3% from September of last year.

The average sale price also increased by 3.5% month over month, suggesting that more higher-priced homes were changing hands. However, new listings rose by 15.1% from August and 5.1% year over year, as many sellers appeared to wait until after the summer to bring their homes to market.
Year-to-date figures worth noting:
* Sales activity is down 3.6%
* Active listings are up 7.9%
* The sale-to-list price ratio is 97.4%—although this does not account for price reductions
* Median days on market is 28, up from 24 last year
So, what does this mean?
Buyers have more selection and negotiating power, while sellers need to be strategic and precise with pricing to generate the right attention. Despite September’s increase in activity, we still have an abundance of inventory and plenty of options available.
Many buyers I speak with also need to sell their current home before purchasing their next one. That creates an important question: should you buy first or sell first?
As I tell my clients, either option can come with some stress. The key is understanding the possible outcomes and creating a personalized strategy that protects you throughout the process.
