Here's the stat that jumped out in Middlesex Centre: sales up 84.6%. 24 homes sold in Komoka, Kilworth, Ilderton and Delaware in September, at a $795,000 median.

The other half of the story: 165 homes were for sale at month-end, up 24.1% from a year ago. Buyers had choices and used them. Homes sold at 95.8% of list on average.

What I'm telling sellers out here:
1. Price to today's market, not what a neighbour sold for this spring. Today's Middlesex Centre benchmark is $756,300.
2. Win the first two weeks. Photos, pre-list fixes and the right price on day one.
3. Know your real competition. It's the 165 other homes for sale, not the headlines.

Happy Thanksgiving, from me to you and your family 🍁

I took the dogs out for a walk this weekend and wanted to take a quick second to say thank you.

This year has been a busy one for us. That's the season of life we're in. But we have plenty to be thankful for: the Lord, my family, and the good community around us. And something that's really come out for me since we moved to the country is place. Being out here grounds me and brings a lot of peace and perspective.

To everyone who's been part of this year with me, thank you. I hope you get some time this weekend to slow down and reflect on all that we have.

I'm not going to give you a market summary. I'm going to pull out the stats that actually stand out, and this is the big one for September.

Strathroy-Caradoc had 4.2 months of inventory. The whole LSTAR board sits at 5.9.

• Active listings down 26.4% from last September (131 on the market)
• 31 sales, up 6.9%
• Median days on market: 32. A year ago it was 49.

Mount Brydges was even tighter: 9 sales, 23 active listings, 2.6 months of inventory.

If you own in Strathroy, Mount Brydges or Caradoc, fewer homes are competing with yours than this time last year. Buyers are still negotiating (homes sold at 97.5% of list), so price and prep still decide how it goes. But the numbers are on your side here more than almost anywhere else around London.
