⚡️ | MARKET UPDATE

Here’s what happened in our local real estate market last month:

🏡 686 homes sold — down 4.9% compared to July 2025
📈 Sales remained consistent and were in line with July averages over the past four years
💰 Average price: $603,006 — holding steady compared to June’s $606,614
📊 Inventory increased slightly to 4.9 months of supply, with 3,367 active listings across the LSTAR region

🔎 What does this mean?

Inventory remains historically high, giving buyers plenty of options and continued negotiating power. The sales-to-new listings ratio increased to 44.5%, bringing the market closer to balanced conditions, but it still slightly favours buyers.

With the Bank of Canada holding its policy interest rate at 2.25%, we’re seeing increased confidence from buyers and sellers alike. While average home prices remained relatively stable month-over-month, well-priced and well-presented homes continue to generate strong interest.

As we head into the fall market, buyers can take advantage of increased inventory and greater selection, while sellers who price strategically and prepare their homes properly will be best positioned for success.
