⚡️ | MARKET UPDATE

Here’s what happened in our local real estate market last month:

🏡 638 homes sold — down 6.6% compared to April 2025
📈 Sales increased from March, with 52 more homes changing hands month-over-month
💰 Average price: $618,665 — down from March’s $627,112
📊 Notable price gains were seen in St. Thomas ($584,110) and Strathroy-Caradoc ($656,869) compared to the previous month

🔎 What does this mean?
Inventory remains high, with around five months of supply, giving buyers more options and negotiating power. With a sales-to-new listings ratio of 36%, the market is showing signs of shifting into buyer-favoring conditions.

While overall prices dipped slightly month-over-month, certain areas are still seeing strong upward movement, showing that demand remains in the right locations and price points.

As we move further into the spring market, sellers will need to be strategic with pricing and presentation, while buyers may benefit from increased inventory and more opportunity to explore their options.
