Mississauga Homebuyers Enjoy More Affordable Prices This Year
Mississauga’s real estate market continues to evolve, offering a mix of opportunity and stability for buyers and sellers alike. Recently, we saw average home prices rise by 3.5% to $929,600—yet they remain below last year’s levels. For those weighing their next move, it’s worth noting that new listings are up 22.2%, and inventory is holding steady at 4.8 months. Detached home prices have stayed flat, while condos have seen both sales and prices edge up slightly.

With over 20 years of experience guiding clients through every market shift in Mississauga and the GTA, I know how important it is to have clarity and confidence as you navigate your next real estate step. Whether you’re considering a condo investment or assessing your options for a family home, understanding these trends is key to making informed decisions.

Ontario's 1.5M Home Target Needs Reform | 📢 Stay connected & get valuable industry insights by following us on social media
Ontario’s ambitious goal to build 1.5 million homes is running into a familiar challenge: every city and town has its own zoning and building code rules, which slows down approvals, adds unnecessary costs, and makes it tough to use efficient, standardized designs. There’s a proposed solution on the table—introducing provincewide standards, making it easier to build townhouses and multiplexes, tightening up on parking and setback requirements, and streamlining the building code to help projects move faster. Even so, these changes won’t happen overnight. Municipalities across Ontario would still need several years to update their policies, align infrastructure, and process all the necessary applications before we see a real boost in housing supply.

For those eyeing a new home, there’s currently a window of opportunity: eligible buyers can get temporary HST relief until March 31, 2027. Of course, a builder’s reputation and track record remain crucial—never make a decision without careful research. With meaningful affordability improvements unlikely before 2031, I always advise my clients to base their plans on today’s prices, their current financing options, realistic timelines, and a clear understanding of the risks involved. My commitment is to ensure you have all the information and guidance you need to make confident, empowered real estate choices, no matter where you are on your journey.

Mississauga and Canada Enjoy Two Years of Falling Rents
As someone who has guided clients through every turn of the GTA real estate landscape for over 20 years, I always keep a close eye on the rental market—especially here in Mississauga, where so many of my clients live, invest, or plan their next move. The latest numbers show that Mississauga rents have continued their 24-month downward trend, with the current average at $2,337. For those comparing options, one-bedroom units sit at $2,036 and two-bedrooms at $2,423. While West Coast cities still claim the highest averages at $3,028, our local rental market’s steady decline is significant for both renters and investors. Whether you’re exploring your first investment property or searching for the right space to call home, understanding these trends is essential to making informed, confident decisions.

Greater Toronto Buyers Find Value as Home Prices Adjust
August 2026 brought some noteworthy shifts in the Greater Toronto Area market: 79.3% of homes sold below asking price, with a median discount of 3%. The average sale price settled at $855,000—down 1.16% from July, and 4.79% compared to last year. What stands out to me is how negotiation plays out differently depending on the property type and neighbourhood. After more than 20 years helping individuals and families navigate the GTA real estate landscape, I’ve seen firsthand how market conditions like these can open unique opportunities for both buyers and sellers. Whether you’re aiming to purchase, sell, or invest, understanding these trends—and how they affect your specific goals—is key to making confident decisions. My focus remains on ensuring you have the insights you need to feel secure and financially empowered at every stage.

Mississauga Rental Repairs: Know Your Next Steps | 📢 Stay connected & get valuable industry insights by following us on social media
As someone who’s guided clients across Mississauga and the GTA for over 20 years, I know that maintaining your rental is just as important as finding the right property. Common issues—like heating or cooling problems, leaks, plumbing concerns, pests, mould, or broken appliances—can quietly become bigger headaches, especially once colder weather rolls in. Taking quick action not only helps protect your comfort and health but also preserves the long-term value of your living space.

Start by checking if the problem is something simple you can fix yourself—maybe it’s a tripped breaker or a burnt-out bulb. If not, reach out to your landlord or property manager. Should the problem persist, Mississauga offers support: you can call 311 or request a callback from a bylaw officer to understand your rights and next steps. For those in registered apartment buildings, if you’ve already reported the issue to management without resolution, the rental standards program may be another avenue.

Whether you’re renting, owning, or investing, understanding how to handle these situations is key to making wise, empowered real estate decisions—something I’m committed to helping my clients achieve at every stage.

Mississauga home prices jump 3.5 per cent to $929,600 in September 2026
In September 2026, Mississauga’s average home price reached $929,600—a 3.5% increase from August, though still 4.1% below last year’s mark. While sales activity dipped by 6.4% and listings fell 11.7%, it’s remarkable to see prices remain over 45% higher than they were in 2016.

Having worked with families and investors across Mississauga and the GTA for over 20 years, I’ve seen how these shifting numbers reflect both challenges and opportunities. Whether you’re navigating your first purchase or expanding your portfolio, understanding these trends is key to making confident, informed real estate decisions. I’m passionate about helping my clients read between the lines of the market, so they feel secure and empowered every step of the way.
