The Bank of Canada raised its rate to 2.50% this morning.

On Monday, I mentioned that four major banks were calling for a hike... and they were right, although I suspect most of you already felt it coming.

What it means for your mortgage:
• If your payment moves with prime, it will likely go up once your lender adjusts.
• If your payment stays the same each month, more of it now goes to interest, and less to your balance.

If you're renewing into a fixed rate, keep an eye on the bond yield on the slide, since fixed rates move with it rather than with the Bank.

The Bank also said it may need to raise again. Its next decision is on December 9.

Four of the big banks changed their minds about Wednesday.
BMO, RBC, Desjardins, and Scotiabank now expect the rate at 2.50%.

This year's changes in Lakeview are happening down by the lake.

In May, the Jim Tovey Lakeview Conservation Area opened on the waterfront, and this is the first fall the public has had its trails. They close for the season in late November, so there are a few weekends left to walk them.

Next door, construction on Lakeview Village carries on. In September, the City told The Pointer the plan is now leaning toward townhomes in blocks that were drawn for apartments.

North of Lakeshore, in Applewood Acres, Melton Drive is a short street of detached brick bungalows. The one I'm listing sits on a 50' x 125' lot, with a kitchen on each floor.

A week ago, a rate hike on October 28 looked unlikely. It doesn't now.
September inflation came in at 3.1%, and gas did most of it.
Stellantis workers voted 97% in favour of a strike, though none has been called yet.
The October 26 municipal ballot decides what gets built near you.
And Bon Jovi plays Rogers Stadium next August, with the presale opening the same morning the Bank of Canada decides.

I’ll admit, I’ve been waiting to share this one properly. 🥰

My two favourite parts of this home? The turret and the staircase.
