It surprises a lot of people: a smaller bungalow can cost about the same as the bigger home you're selling. 🏡

If your home hasn't been updated in 10 or 15 years, it can read as dated to buyers. Meanwhile, the seller of a finished bungalow wants their renovation money back in the price.

A seller took $100,000 less on their home and still came out $50,000 ahead. 🏡

Here's how it played out.

They had a condo townhouse valued at about $930,000. The market was not great, and the offer that came in was $830,000. On paper, that's a $100,000 hit, and a lot of people would walk away.

Instead, the offer was held irrevocable for four days. That gave time to go to the builder of the new home they were buying and ask for a better number. The builder lowered his price by $150,000.

💸 $100,000 given up on the sale
🔑 $150,000 saved on the purchase
✅ $50,000 ahead overall

Up $50,000 in a down market. Most people would call that crazy, and it's exactly why a slower market can be a good time to move up.

When prices are soft, they're often soft on both sides. If you're selling and buying, the gap between the two matters more than the number on your sale alone.
