Real estate language used to make me feel like I was sitting in a meeting where everyone else got the memo.

Escrow. Quitclaim deed. Seller concessions. 1031 exchange.

I would nod as I understood and go home and quietly Google everything.

If that sounds familiar, this is for you.

I asked my friend Shane Servoss, who happens to be a Realtor here in the area, to do something simple: break down real estate from A to Z in plain language. No fluff, no jargon dressed up as an explanation. Just the terms you actually hear, and what they actually mean.

Things like the difference between a pre-approval and an offer. What escrow actually does. Why are your net proceeds as a seller not the same as your sale price? And what on earth a Quitclaim deed is.

He put it all together in one easy guide, and I think you'll want to bookmark it.

Seeing a happy client in their new home is one of the best feelings that this industry offers.

Kendra wanted to move from Seattle to Mount Vernon, and I could immediately tell that she would be fun to work with. We needed to find a turn-key home in a location that fit her needs. Luckily, after viewing a handful of homes, the perfect new construction home hit the market and we were able to put together a strong and compelling offer to secure it for her!

Local knowledge and resources were a huge difference maker that I was able to provide Kendra with, and now she gets to explore everything that Skagit County has to offer!

Real estate is all about timing and strategy. If you’re considering a move, let’s connect and build a plan that puts you in the best position to win.

FOR ALL HOME SELLERS

These are my top 5 recommendations when preparing your home to hit the market:

1. Understand the market and the data that is presented.

2. Declutter & clean the interior. A clean & fresh smelling home can make a massive difference.

3. Take the time to clean up the landscaping and exterior. First impressions matter!

4. Talk with your agent about the inspection process and items that could come up during the home inspection.

5. Professional photos. ALWAYS use an agent who utilizes a professional photographer.

If you have questions about preparing your home to hit the market, send me a message and I'll create a personalized plan just for you.

This is why the inspection contingency is your strongest protection as a Buyer:

1. It allows you to get a detailed and professional look at the home

2. It leaves the door open for negotiation

3. It provides you with a timeline to back out of the contract without losing your earnest money

03/08/2026

What is earnest money?

Earnest money is a good-faith deposit put down once an offer is accepted. This deposit becomes part of the buyer’s down payment or closing costs.

In Washington, buyers are also protected by contract contingencies. If something comes up during those contingency timelines, buyers may be able to exit the contract and receive their earnest money back.

Understanding how earnest money works is an important part of understanding the home buying process.

Are homes still selling over list price?

Here is what the data says:

Out of 157 total sales in 2026 between Anacortes, Mount Vernon, Burlington, and Sedro Woolley...

29 homes sold above their original list price

52 homes sold exactly at their original list price

76 homes sold below their original list price.

That means 18.5 percent of homes sold above asking, 33.1 percent sold at asking, and 48.4 percent sold below asking.

Homes that sold for $600,000 or less averaged 98.82 percent of their original list price. This indicates that well-priced homes in the entry and mid-level price ranges are still performing very close to asking price. Buyer demand remains strong in this segment when pricing is aligned with current comparable sales.
