Real estate language used to make me feel like I was sitting in a meeting where everyone else got the memo.

These are my top 5 recommendations when preparing your home to hit the market:

1. Understand the market and the data that is presented.

2. Declutter & clean the interior. A clean & fresh smelling home can make a massive difference.

3. Take the time to clean up the landscaping and exterior. First impressions matter!

4. Talk with your agent about the inspection process and items that could come up during the home inspection.

5. Professional photos. ALWAYS use an agent who utilizes a professional photographer.

What is earnest money?

Earnest money is a good-faith deposit put down once an offer is accepted. This deposit becomes part of the buyer’s down payment or closing costs.

In Washington, buyers are also protected by contract contingencies. If something comes up during those contingency timelines, buyers may be able to exit the contract and receive their earnest money back.

Understanding how earnest money works is an important part of understanding the home buying process.

Are homes still selling over list price?

Here is what the data says:

Out of 157 total sales in 2026 between Anacortes, Mount Vernon, Burlington, and Sedro Woolley...

29 homes sold above their original list price

52 homes sold exactly at their original list price

76 homes sold below their original list price.

That means 18.5 percent of homes sold above asking, 33.1 percent sold at asking, and 48.4 percent sold below asking.

Homes that sold for $600,000 or less averaged 98.82 percent of their original list price. This indicates that well-priced homes in the entry and mid-level price ranges are still performing very close to asking price. Buyer demand remains strong in this segment when pricing is aligned with current comparable sales.

Keep in mind, rates change on a daily basis, meaning these numbers will change on a daily basis.

The better the interest rate, and the more money you put down when buying a house, the lower your monthly payment.
