We've been getting this question a lot lately: "Is FIFA going to affect North Vancouver real estate?"

So we wrote the honest answer.

The World Cup will not move residential property benchmarks on the North Shore. The 2010 Olympics didn't do it. The 2014 World Cup in Brazil didn't do it. Three weeks of visitor traffic doesn't change the fundamentals that drive value here — school catchments, mountain access, constrained supply.

What IS worth paying attention to this summer:

• Licensed STR owners in Lower Lonsdale and Central Lonsdale have a real short-term income opportunity — but the rules are strict and the window to get licensed is closing fast
• Active buyers should lean in during June and July — less competition while others are distracted by match schedules
• Sellers in family detached neighbourhoods: the FIFA schedule is not a reason to delay your listing
