That musty basement smell that "wasn't there in the spring"? ๐Ÿ‘ƒ

There's a reason August is when we get the most calls about it.

Mold grows fastest between 20ยฐC and 30ยฐC โ€” which is exactly what most Ontario basements and attics sit at all month. Add high summer humidity and one heavy rainstorm, and conditions are close to ideal.

Health Canada's guidance: keep indoor relative humidity between 30 and 50 percent. Above 60 percent, the odds shift sharply in mold's favour.

Three things to check this week:
โœ… Buy a hygrometer (under $20) and actually look at the number
โœ… Confirm your bathroom fans vent OUTSIDE โ€” not into the attic
โœ… Clean or replace your HRV/ERV filters if it's been more than a few months

And if you live in a newer, airtight build: tighter construction doesn't protect you from moisture. It traps it. Your ventilation system has to do real work.

David Visentin told us he'd already replaced all the windows in his own house, so he knew exactly how expensive they get. Then we found these ones, and they tell the whole story.

This is an old single glazed window, and you can see the water sitting on it plus that dark mildew growth. Older single glazed windows aren't good on energy, and when they're wet and leaking like this, you get mold. Newer double and triple glazed windows are a completely different world for efficiency. On cost, it really depends on size and quality, but a window like this runs somewhere between $700 and $1,000 each. Multiply that across a whole house and redoing the windows and doors can land anywhere from $30,000 to $40,000.

Our job is to test how they function and flag the ones on their way out, so buyers can plan for it instead of being blindsided.
