💰 Average sale price: $702,465, up 0.4%
📋 Active listings: 4,347, up 7.6%
📦 Months of inventory: 4.90 (vs 4.10 last year)

By property type:
• Detached: 388 sold | avg $905,145
• Rowhouse: 225 sold | avg $603,208
• Condo apartment: 109 sold | avg $432,881

What does it mean? Buyers have more homes to choose from and more time to decide, while prices are holding steady. Sellers, smart pricing and strong presentation matter more than ever this fall.

What Buyers Notice Before They Ever Talk About Price 🏡
When buyers walk into a home, they're evaluating more than the kitchen and the number of bedrooms. They're also reacting to how the home feels.
☀️ Light: Dark rooms can make a home feel smaller and less inviting. Opening blinds and turning on lights helps buyers see the space clearly.
🌡️ Temperature: If the home is unusually hot or cold, buyers notice. A comfortable temperature keeps them focused on the property, not the HVAC.
📦 Clutter: Clutter doesn't change the square footage, but it changes how large a room feels. Crowded counters, oversized furniture and packed closets pull attention to your belongings instead of the space.
👃 Smells: Pet odours, smoke, cooking smells and musty areas are noticed quickly. Strong candles and sprays aren't the answer either. Clean and neutral is usually best.
🔧 Maintenance: A loose door handle. A burned-out light. Peeling paint. A dripping faucet. None of these make a home a bad purchase, but several together can make buyers wonder what else was deferred.
