Is it actually a good time to buy a house in Ottawa right now? 👀

Everyone has an opinion about the Ottawa real estate market, but I’d rather look at the numbers.

In August, Ottawa home sales were down 18.6% compared with last year, while active inventory was up 11.3%. Months of inventory increased to 4.5, giving buyers more choice, more time to make decisions, and potentially more negotiating power.

But here’s the part I don’t want buyers to miss: prices have NOT crashed. The average Ottawa home sale price was $688,253 in August, up slightly from the same month last year.

That creates a very different buying environment than we’ve seen in recent years.

More inventory + less competition + relatively stable prices can create opportunities for buyers who are financially ready and have a clear strategy.

And yes, there’s plenty of economic noise right now. Tariffs, employment concerns, interest rates and recession headlines can make anyone nervous.

But the right time to buy isn’t determined by headlines.

It’s determined by YOUR finances, your timeline, your goals, and the specific property you’re considering.
