⚠️ RENTAL RULES ARE CHANGING – SEPT 21, 2026 (ONTARIO) ⚠️
Big changes are coming for landlords and tenants under Bill 60 on September 21, 2026:
🔹 Non‑payment of rent (N4) – Faster timeline
The notice for non‑payment of rent drops from 14 days to just 7 days.
Landlords can move to file at the LTB sooner if rent isn’t paid.
Tenants will have half the time to catch up before things escalate.
🔹 Own‑use evictions (N12) – No more mandatory compensation with 120 days’ notice
If a landlord gives at least 120 days’ notice for own‑use and the termination date is the last day of the rental period or lease,👉 They no longer have to pay one month’s rent in compensation or offer another unit.
The landlord still has to genuinely intend to live there, and bad‑faith evictions can be challenged.
Landlords: Review your notices and processes now so you’re ready for Sept 21.
Tenants: Carefully check the dates and wording on any N4 or N12 you receive after Sept 21—your timeframes and protections are changing.
