Big housing news in Ontario. The province is moving to remove the provincial portion of the HST on eligible new homes, which could reduce costs and help stimulate new housing development. In a market where affordability and supply are major issues, this is a notable step in the right direction.

Premier Doug Ford announced the plan Wednesday at a news conference in Mississauga, saying the full 13 per cent tax will be removed for new homes valued up to $1 million from April 1, 2026 to March 31, 2027.

🔍 Landlord Tip: What You Can Legally Ask During Tenant Screening in Ontario 🏡

When you’re evaluating rental applications in Ontario, it’s important to know what’s allowed — and what’s not — so your process stays fair and compliant.

Here’s a quick guide to the info landlords can legally request from prospective tenants:
✅ Income verification – proof of job and ability to pay rent
✅ Credit checks & references (with written consent)
✅ Rental history – past landlord contacts and payment patterns
✅ Government-issued ID to confirm identity
✅ Number of occupants in the unit

At the same time, landlords must NOT ask questions that could be discriminatory, including things like age, ethnicity, religion, family status or disability. That’s protected under the Ontario Human Rights Code.

It’s all about balancing due diligence with fairness and keeping your screenings respectful and law-abiding.

The latest Rentsync National Rental Demand Report – January 2026 shows that renter activity continued to soften into the end of 2025, with active prospects and available properties both declining. This reflects cautious renter behaviour and affordability challenges affecting mobility across markets. Looking ahead, the usual seasonal rebound in renter interest is expected, but from a more muted baseline than in previous years.

National average asking rents fell 2.3% YoY, marking 15 straight months of declines.

📢 Bill 60 Update for Ontario Landlords

Bill 60 (Fighting Delays, Building Faster Act, 2025) has received Royal Assent and is aimed at reducing delays at the Landlord and Tenant Board—especially for non-payment of rent cases.

⚠️ Important: While Bill 60 is now law, many tenancy-related changes are not yet in force. New regulations and updated LTB forms are still required.

For now, landlords must continue to follow the current Residential Tenancies Act and existing LTB procedures. We’re closely monitoring updates and will share guidance as soon as changes take effect.
