Our Meet the Team series continues: Meet Yannick 🤝

For Yannick, real estate has always been about more than the transaction.

Growing up, he was fortunate to have people around him who passed down knowledge about money, investing, and making thoughtful decisions. Over time, he found himself having those same conversations with friends—asking what they were working toward, challenging them to look at things differently, and helping them think a few steps ahead.

Real estate gave him the opportunity to turn those conversations into something meaningful.

Because buying a home is a big decision. For many, it’s the biggest investment they’ll ever make. And while it can be easy to get caught up in the emotion of it all, Yannick believes part of his role is knowing when to be that outside perspective.

To ask another question. To point out something that may have been overlooked. And sometimes, to encourage a client to walk away when a home simply isn’t the right decision for them.

But the part that makes it all worthwhile comes later.

It’s when clients send photos of the home they’ve made their own. When they tell him how much they love their neighbourhood. When their kids are spending their days in the backyard they pictured having.

Those moments are a reminder that the decisions made during the buying process become part of something much bigger.

For Yannick, success is knowing he’s had a meaningful impact on the people who trusted him—not simply by helping them buy a home, but by helping them make decisions that set them up for what comes next.

August brought a noticeable shift to Ottawa’s real estate market… but the numbers aren’t telling just one story.
Sales slowed significantly, with 1,002 homes sold — down 18.6% from last August. At the same time, prices have remained surprisingly steady.

What’s really changing is the amount of choice buyers have.

With 4.5 months of inventory, buyers generally have more time to make decisions and less competition, while sellers are competing more for the buyers who are active in the market.

And just like we’ve seen throughout the year, each property type is telling a different story:
🏡 Detached homes continue to show the most stability.
🏘️ Townhomes are seeing softer prices and more inventory.
🏢 Condos remain the softest segment, with the most inventory and longer days on market.

So, is Ottawa becoming a buyer’s market?

The answer still depends on where you’re looking, what you’re buying or selling, and your price point.

One month doesn’t make a trend, but August has definitely given us something to watch as we head into fall. 🍂

Grateful to the The Ottawa Hospital for inviting us to tour the site of its new campus near Dow’s Lake today. We left with a much deeper appreciation for what’s being built for our community. We were joined by our friends Susan, Martha and Patti from the Ottawa Real Estate Experts | Chell Team. They know the Civic Hospital area so well and it was lovely to share the experience with them.

What stayed with us most was how thoughtfully the hospital is being designed around patients. The plans include 641 private rooms, each with its own bathroom, large windows and space for family to visit. There will be gardens and green spaces throughout the campus and we were excited to hear about the plans for a park with tennis courts on top of the parking garage!

It’s one thing to hear about a new hospital. Standing on the site and learning about the people and the planning behind it made it feel real.
