Sellers think “They can always send us an offer”

Buyers think “Let’s just wait until they do a price reduction”

And THIS my friends, is the annoying dance of real estate….

Buyers think they should wait until the Sellers drop the price to put them in the best bargaining position and Sellers think if they price it high people will just send them an offer and they can negotiate down to what it’s worth.

The toughest part about this market is that buyers are super savvy! They know their numbers! They know your competition and they aren’t willing to jump on a silly decision when they have 7 other houses to go see this weekend (that haven’t been sitting for 100 days 🤷🏻‍♀️)

Pricing is more important than ever so if you originally missed the mark, the biggest mistake a Seller can make is waiting too long for a reduction.

What does it cost to sell a house?

A snapshot into the wonderful world of real estate….

There’s media fees - that can range from a $250 for a basic photo package to $800+ for video, drone, floor plans and some special effects like virtual staging or a pretty sunset

There’s staging fees - those vary drastically! They can be as simple as $200-$300 for a consultation to tell you what to do or they can include “fluff stuff” like bedding pillows and decorations and that usually starts at minimum of $800 for install and about $600 a month or more for rental fees. If you want/need furniture that cost could easily triple depending on how empty the house is.

Sometimes you might want to do a pre inspection- if you have lived in your house for a long time or you know you have lots of issues it might be a good idea to show your cards from the beginning. A home inspection costs approximately $600 depending on the sq ft of the house.

Cleaning fees - maybe you have time to do it all yourself but when I make you move all your furniture and pack away all your stuff, you will find way more dust bunnies then you are probably prepared to deal with so you can hire a cleaner for about $60/hour or $400-700 for a deep clean.

There’s MLS fees - those are baked into my monthly board fees but if you signed with a for sale by owner company it would be a minimum of $500 just to enter your data.

For me there’s some more stuff added in there like signs, advertising costs, lots of time and gas (oh my gosh the GAS 💸😩)

So, when you think about selling your home and you’re interviewing agents just keep in mind, it’s not always as easy as we make it look 🤟😎

Owning a home is like running your own business.

You borrow a SUBSTANTIAL amount of money with the hopes of taking it and increasing it over time.

In order to do this you need to invest into it and I think a lot of people forget this part…

Lighting needs to be updated, walls need to be painted and windows need to be replaced but these are just “expenses” you have to put into your business to keep it running.

The only way to increase your business’s value is to “invest” into it. You essentially need to make it better so it can grow with the expectations of the buyers potentially purchasing your home.

So!! If you’re thinking, “I’ve lived here for 15 years and I’ve never changed a lighting fixture but I definitely want top dollar for my home!!!” That’s not going to happen in today’s market.

Buyers want to see your investments in terms of updates like new bathrooms, floors, cabinets and countertops or they won’t be helping you double your investment 🤷🏻‍♀️

With the city growing so much over the last few years one thing I’m really noticing is different areas have completely different vibes…

Some streets have lots of kids, some have lots of cars and some have lots of sidewalks and space for walking your dog.

Now that we have more options to look at when house hunting, we can start to think about these things again.

Some deals are easy peasy lemon squeezie and others are stressy, messy and tummy upsetty 😬

This one could have gone the stressy route but everyone was fantastic and we made it all work 🤟
