📊 Peterborough Real Estate — September 2026 Market Report 🍂

The fall market is here — and the numbers tell an interesting story. 👇

September saw 149 homes sold across Peterborough City and County, with an average selling price of $658,581 — down slightly from both August and this time last year. With 455 new listings and 874 active listings, buyers have more options to choose from than they did a year ago, and homes are spending an average of 46 days on market.

Here's the honest takeaway:

For buyers — this is one of the better environments we've seen in years. More inventory, less competition, and sellers who are motivated to make a deal before winter arrives. If you've been waiting for breathing room — you have it right now. 💛

For sellers — pricing strategy has never mattered more. With active listings slightly higher than last year and days on market creeping up, the homes that are selling are the ones that are priced right and presented well from day one. This is not the market to test the waters with a high number.

46 days on market means there's still movement — just more intentional, strategic movement. And that rewards the sellers who are prepared.

Buying or selling a home involves a lot more documentation than most people expect. And walking into it without understanding what you're signing is one of the most avoidable risks in the entire process.

Here's a quick overview of some of what to expect — and what actually matters:

📝 For Buyers:
➡️FINTRAC — you'll be asked to provide Government-issued photo ID, date of birth, occupation, and the nature/purpose of the transaction. Helps protect the integrity of the Canadian real estate market & prevents money laundering.
➡️ Buyer Representation Agreement — confirms your REALTOR® is working exclusively for you. Know what you're agreeing to.
➡️ Agreement of Purchase and Sale — the most important document in the transaction. Every condition, date, and detail lives here. Read every line before you sign.
➡️ Condition clauses — financing, home inspection, status certificate. These protect you. Understand what each one means and what happens if they're not met.

📝 For Sellers:
