The time between your accepted offer and closing day is not the time to shake up your finances. Here's what to avoid:

🛋️ Don't buy furniture or appliances on credit: Large purchases can change your debt ratios and raise red flags with your lender.

🚗 Don't buy a new car: A new vehicle payment is one of the fastest ways to throw off your mortgage approval.

💳 Don't open new credit cards or lines of credit: Even a store card can impact your credit score. Wait until after closing.

💸 Don't make large or unusual cash deposits: Lenders may ask you to explain any significant deposits. Keep things predictable.

🏦 Don't change jobs: Employment stability matters right up to closing day — even a better paying job can complicate things.

🤫 Don't co-sign a loan for anyone: In the eyes of a lender, that debt becomes yours too.

Step one: Hide all evidence that you actually live there. 😂

We're talking about the pile of mail on the counter. The kids' artwork covering the fridge. The dog bed in three rooms. The bathroom that somehow has 47 products on the ledge. The shoes multiplying by the front door. The collection of reusable bags that has completely taken over the coat closet. 😄

Listen — I get it. Life happens in homes. That's the whole point of them. But when it's time to sell, buyers need just enough blank canvas to picture their life unfolding there instead of yours.

The good news? You don't have to live like a hotel for months. Just for showings.
