Nobody wants to talk about this. But if you're thinking about listing your home, it's one of the most important conversations you can have — before you ever put a sign in the yard.

A listing that sits too long doesn't just cost you time. It can cost you leverage, momentum, and money.

Here's what the three most common outcomes actually look like:

✅Expired Listing — Your listing agreement ends without a sale. Buyers notice. Days on market become a red flag, and the question shifts from "what's the price?" to "what's wrong with it?" — even when the answer is nothing.

✅Price Improvement — Sometimes the right move, but reactive reductions signal desperation. Buyers who were on the fence start lowballing. You end up negotiating from a weaker position than if you'd priced strategically from day one.

✅Re-listing — A fresh start, but only if something meaningful has changed. New photos, a new price, a new strategy. Without those, you're just recycling the same problem with a new date on it.

Your bathroom and kitchen exhaust fans are doing more work than you might realize.

Every shower, every boiling pot, every load of steam that fills a room — that moisture has to go somewhere. If your exhaust fans aren't working properly, it doesn't just disappear. It settles into walls, ceilings, and grout. Over time, that's how you end up with mold, peeling paint, warped cabinetry, and the kind of damage that shows up as a very unwelcome surprise during a home inspection.

Here's what I recommend:

✅ Test your exhaust fans seasonally — hold a piece of tissue near the vent. If it doesn't pull, it's time to clean or replace.
✅ Clean the vent covers regularly. Dust buildup restricts airflow more than most people expect.
✅ Run the fan for at least 15–20 minutes after a shower or cooking — not just while you're in the room.
✅ If your fan is more than 10 years old and sounds like a small airplane, it's probably time for an upgrade. They're inexpensive and make a real difference.

This is the kind of thing that protects your home's value quietly, in the background — which is exactly what good maintenance is supposed to do.

Whether you're a homeowner, a first-time buyer getting your footing, or thinking about selling down the road, taking care of the small stuff is always worth it. Buyers notice. And so do home inspectors.
