City of Saskatoon Housing market
Saskatoon reported 539 residential sales in July, down 11 percent year-over-year. Despite the monthly decline, sales levels were 18 percent above the 10-year average.

New listings improved modestly throughout the month, but above-average sales continue to prevent significant inventory relief. There were 928 available residential units at month’s end, 244 of which were conditionally sold, resulting in 684 active units or 1.27 months of supply heading into August.

Saskatoon’s residential benchmark price was $447,600 in July, down from the record $448,400 in June but nearly four percent higher than July 2025.
