Thinking of selling and wondering if you should use a For Sale sign?

A sign can help get more eyes on your home from neighbours, drive-by buyers, and people already interested in the area.

The downside?  It makes your sale more public.  Having no sign gives you more privacy, but you may miss out on some local attention.  It often causes a little confusion for buyer’s when they don’t see a sign too.

At the end of the day, it comes down to what matters most to you: more exposure or more privacy.

My vote is to always put up a sign.

Saskatoon’s real estate market stayed very active heading into June.

There were 519 sales reported, which is slightly lower than the same time last year, but still more than 10% higher than the 10-year average. In plain language, buyers are still out there and homes are still moving.

The biggest challenge continues to be low inventory. Saskatoon remains one of the tightest markets in the province, with only 1.6 months of supply available at the end of May. When you factor in conditionally sold homes, that number drops to just 1.1 months.

Out of 837 available properties, more than 250 were already conditionally sold, leaving only about 560 truly active listings heading into June.

With demand staying strong and inventory still low, prices continued to climb. Saskatoon’s residential benchmark price reached a new record of $444,400 in May, up from $433,200 in April and higher than the previous record of $435,200.

Bottom line: buyers are still facing a competitive market, and sellers continue to have a strong opportunity if their home is priced and presented well.
