Fun fact: before real estate, I spent more than a decade working as a professional photographer. So why don’t I take my own listing photos?

Because just because I can do something doesn’t mean I should. 😂

Great real estate photography takes time. Think shooting, sorting, editing, tweaking and then inevitably tweaking some more. These days, I’d rather spend those hours actually working on the sale of your home. Instead, I hire professional photographers I trust.... and with my photography background, I’m probably annoyingly picky about who makes that list.

Photos are often the very first time a buyer sees your home. They’re scrolling quickly, and we might only get a few seconds to make them stop.

That makes professional photography a pretty important part of how I market every home I sell.

I spent years learning how powerful a great photo can be. Maybe that’s exactly why I don’t take them myself anymore.

Saskatoon’s real estate market stayed steady in August, with 446 residential sales — down just 1% from last August, but still 7% above long-term trends.

One of the bigger changes this month was inventory. New listings were up more than 12% compared to last year, which is welcome news in a market that has been dealing with very limited supply.

At the end of August, there were 726 homes actively available for buyers, giving Saskatoon about 1.63 months of supply heading into September. So while buyers have a little more choice, inventory is still fairly tight. 🏡

Saskatoon’s benchmark home price was $444,700 in August, down slightly from July but still 3% higher than August 2025. 📊

Overall, we’re seeing a bit more inventory come onto the market, but demand is still holding up well and prices remain higher than they were this time last year.

You can learn a lot about a home before you ever get to the inspection.

When I’m viewing a property with buyers, I’m not just looking at whether the kitchen is nice or if the bedrooms are big enough. I’m also watching for things that might lead to more questions later.

In this carousel, I’m sharing 5 things I pay attention to when viewing a home with buyers.

None of these things automatically mean there’s a serious problem. Sometimes they simply give us a reason to look a little closer or ask the right questions before moving forward.

Saskatoon’s housing market stayed busy in July, even though sales were down compared to last year.

A total of 539 homes sold, which was 11% fewer than July 2025. That may sound like a slowdown, but sales were still 18% higher than what we normally see for this time of year.

More homes came onto the market, but buyers are still purchasing them quickly. At the end of July, there were 684 homes actively available, which works out to only about 1.3 months of supply. In plain English, inventory is still tight, and good homes can move fast.

The benchmark price dipped slightly from June’s record high, settling at $447,600. That is still nearly 4% higher than it was this time last year.

The takeaway? The market may have eased slightly, but Saskatoon is still firmly in a competitive market. Buyers need to be prepared, and sellers still have a strong opportunity when their home is priced and marketed properly.

Saskatoon’s June market did not exactly take it easy.

We saw 589 sales last month, making it one of the strongest Junes on record and sitting 22% above the 10-year average. In plain English: buyers are still very much out there.

The catch? We still don’t have enough homes for sale.

Even with new listings up 17% compared to last year, Saskatoon continues to have the tightest market conditions in Saskatchewan. Inventory is still 43% below the 10-year average, and we headed into July with only 1.6 months of supply.

That is not a lot of breathing room.

And prices are showing it. Saskatoon’s benchmark price hit a new record in June at $448,400, up from May’s previous record of $444,400, and nearly 5% higher than June 2025.

Bottom line: the market is still moving, inventory is still tight, and well-priced homes are getting attention. If you are thinking about buying or selling, this is not a market to guess your way through. Get good advice, know your numbers, and have a plan before you jump in.

Heavy rainfall is expected over the next few days, so here’s your friendly reminder to do a quick home check before it arrives.

If you have a sump pump, make sure it’s plugged in, working properly, and the discharge line is clear. Also check that your downspouts are down and pointing away from the house.

A few minutes now can help prevent a much bigger headache later.
