🚨 Saskatoon’s market is STILL on fire… and if you’re waiting for prices to “cool off,” you might be waiting a while. 👀🔥

Here’s what’s happening right now in our market ⬇️

🏡 Inventory is STILL tight.
📈 Prices are STILL climbing.
⚡ Good homes are STILL moving FAST.

Saskatoon continues to have some of the tightest market conditions in Saskatchewan with only about 1.6 months of supply available. That means buyers are competing hard for the right homes while sellers are sitting in a very strong position. 

And here’s the part most people don’t realize…

Even though sales have slightly slowed compared to the craziness of 2025, we are STILL sitting ABOVE long-term historical averages. Translation? Demand hasn’t disappeared. Buyers are just becoming smarter and more strategic.

💰 Saskatoon benchmark prices have now pushed into record territory around the mid-$400Ks depending on property type and area. Detached homes are leading the charge, but townhomes and condos are getting busier too as affordability becomes a bigger factor. 

What does this mean for YOU?

👉 Buyers:
Hesitation is expensive right now. The good homes? They’re getting attention QUICK. Preparation matters more than ever.

That’s one of the tightest markets in Saskatchewan right now.

• ~200 are already conditionally SOLD
• Leaving ONLY 440 truly available homes

👉 Buyers = competition
👉 Sellers = opportunity

💰 PRICES just hit a NEW RECORD

🏆 Benchmark price: $435,200
⬆️ Up from $421,600 in February
⬆️ Up 5% year-over-year

Yes… prices are STILL climbing.

Most people think you price a home based on hope.

You don’t.

You price based on proof.

✔ First, look at everything that sold in the last 90 days.
Closed means money changed hands.
That’s real market value.

✔ Next, study what’s on the market right now.
If a home has been sitting 60+ days, it’s usually overpriced.
The market already voted.

✔ Then price slightly under the competition.

Why?

Homes typically need 10–12 showings before an offer.

Price too high to “leave room to negotiate” and you slow traffic.
