20+ years of friendship and we have been through A LOT of life together. The good, the bad, the hilarious, the tears, the trips, the careers, our families and more conversations than I could ever count.

You’re the person I can tell anything to, laugh with about absolutely nothing, call when life gets messy and know you’ll always be there.

We’ve made some pretty amazing memories together… and a few that are probably better left between us. 😂🍷

☔️🇨🇦 Happy Labour Day!

Well… Saskatchewan apparently didn’t get the memo that we were hoping for one last beautiful summer long weekend. 😂🌧️

But maybe a rainy Labour Day isn’t such a bad thing.

It’s a pretty good excuse to stay in your comfy clothes, put your feet up, order some food, watch a movie and do absolutely NOTHING for a few hours — guilt free! 🙌

We spend so much of our lives working, running around and checking off the next thing on the list.

Today, I hope you get to slow down and enjoy the people you work so hard for. ❤️

🍂 SASKATOON… HERE COMES THE FALL MARKET! 🏡

August gave us a pretty good hint of what’s coming — and September could get interesting.

🏠 446 homes sold
📈 New listings jumped 12%
🔥 We’re still sitting at only 1.63 months of supply
💰 Benchmark price: $444,700 — up 3% from last August

Here’s what really caught my attention…

Even with more homes hitting the market, Saskatoon is still tight on inventory. Of the 965 residential units showing at the end of August, 239 were already conditionally sold — leaving just 726 active listings.

And now we’re heading straight into the busy fall market. 🍁

SELLERS: More listings means more competition. Pricing and presentation matter. You don’t want to be the house buyers scroll past.

BUYERS: More inventory is good news, but the best homes can still move quickly. Be ready when the right one hits.

The market is changing — but it certainly isn’t sleeping.

🚨 SASKATOON JUST HIT ANOTHER RECORD.

And no… it’s not because there aren’t any homes for sale. 👀

🏡 920 new listings hit the market in June, up nearly 17% from last year.

But here’s where it gets interesting…

🔥 589 homes SOLD
🔥 One of the strongest Junes on record
🔥 22% above the 10-year sales average
🔥 Only 1.56 months of supply
🔥 Benchmark price hit a NEW RECORD: $448,400

So yes, more homes are coming on the market.

But buyers are buying them.

Fast.

Inventory is still a whopping 42.5% below the 10-year average.

That’s the part people miss. 👇

More listings does not automatically mean a buyer’s market.

Saskatoon is still tight. Still competitive. And still moving.

My take?

🏡 Sellers: This is still a strong market, but pricing correctly matters. Buyers are not blindly buying everything.

🔑 Buyers: More listings mean more opportunity — but the good ones can still move quickly.

📈 Homeowners: Saskatoon’s benchmark price has climbed to a new record of $448,400, up 4.4% from last year.

The market is changing. It just isn’t slowing the way some people expected.
