🏠 Hidden plumbing problems can show up long after a home has been sitting vacant.

This older home had been unoccupied for over a year. The owner had already repaired burst water lines caused by freezing, but one commonly overlooked area is the drain plumbing for tubs and toilets. Since these lines aren't pressurized, they may not leak during a standard plumbing pressure test.

During our inspection, we ran water at each fixture for several minutes before scanning with our infrared camera. That process revealed a cracked P-trap beneath the bathtub that could have gone unnoticed.

The good news? There was no significant damage, and the repair was quick and straightforward.

A thorough home inspection looks beyond the obvious and helps identify issues before they become costly repairs.

BBQ season is upon us (for those of us that do not grill all year) and there are some small measures you can take to ensure safe grilling.

Many may not know that misuse of BBQ grills can often lead to significant damage to your home. Sometimes that damage is relatively minor, such as heat-warped vinyl siding or scorched wood siding.

Occasionally, carelessness can lead to full blown structural fires and serious threats to the home, its contents, and its occupants. Here are some simple things to remember:

Keep the hot BBQ far away from the exterior walls of the home, and not too close to combustible railings
Do not leave the hot grill unattended when children are present
To prevent grease fires, make sure you clean the grill components regularly

These simple steps will ensure a safer BBQ experience for you, your family, and friends.
