📊 Greater Edmonton Area Real Estate Market Update – May 2026

The GEA housing market remained active in May, with 2,557 homes sold, up 3.2% from April. New listings climbed to 4,855 properties, giving buyers more choice and pushing inventory levels nearly 24% higher than this time last year.

🏡 Average residential sale price: $491,794
⬆️ Up 2.7% from April
⬆️ Up 6.3% from May 2025

By Property Type:
• Detached homes averaged $604,744 (+4.8% year-over-year)
• Semi-detached homes averaged $433,478
• Row/Townhomes averaged $309,554
• Apartment condominiums averaged $206,282

Detached homes continue to lead the market with strong price growth, while condominium prices have softened as inventory and competition increase.
