"How's the market?" is the question I get most. The honest answer: it depends entirely on where you're standing.

I pulled the May numbers for all seven Fraser Valley communities — Surrey, Langley, Abbotsford, Mission, North Delta, Cloverdale, and White Rock — and this month they're moving in genuinely different directions. Langley is the busiest detached market in the region. Mission's detached homes are taking nearly 50 days to sell, yet prices held. Abbotsford is giving buyers the most negotiating room anywhere. Same Valley, very different stories.

Swipe through and find your community. Each one breaks down detached plus condos and townhomes: how many sold, what they sold for, and how fast.

One number worth knowing as you look — the sales ratio, or how many of every 100 listings actually sold. Under 12 is a buyer's market, 12 to 20 is balanced, over 20 favours sellers. That's the quickest read on who holds the cards in your area.
