It’s Labour Day. Everyone’s posting “thank you to the hard workers” today, which is fantastic. I wanted to show some appreciation on what actually happens...

You think the realtor sells the house? Not even close. Planner, architect, engineer, then the crews who build it, then the cleaners, handyman, repair techs, photographer, and measurement crew who get it market ready, then the inspectors, appraisers, mortgage brokers, office support staff, and lawyers who get it to closing day, and their spouses holding it all together at home the whole time. Don’t forget your coaches who train you to negotiate for this very sale!

It takes a village to get a house from one family to the next, including the agent and the family on the other side of the deal. I don’t sell houses, that village does. Sure, I market it, I negotiate it, I do all the things, but my part’s nowhere near the work theirs takes. I just get to sell the dream and hand over the keys.

Full circle doesn’t even cover it. 🔑

Years ago this was my listing. I sold this Clayton Heights townhouse for my clients, and the buyer who fell in love with it? She later became a client of mine too.

Fast forward a bunch of years, and she calls me up. “Matthew, it’s time for my next chapter. Let’s sell it.”

So here we are. Same home, same complex, and somehow the same agent gets to close both chapters of its story.

And what a chapter she’s headed into. She’s trading the Fraser Valley for La Paz, down on the Baja coast just outside Cabo. Sunshine, ocean, and a brand new life in one of my favorite corners of Mexico. 🇲🇽

Here’s the part I’m most proud of. This complex has been good to me for ten years, more sales here than I can count. But right now homes in Clayton Heights are sitting. A lot of them. This was not a “list it and it flies” market.

941 homes sold across the Fraser Valley last month, down 14% from July. Prices keep easing too... The composite benchmark sits at $869,900, down 7% from a year ago, with detached, townhome, and condo prices all lower across the board.

Sometimes the best relationships start with a simple phone call. 📞

Gary reached out from a sign on one of our previous listings, and we got to chatting. Turns out he loves golf just as much as I do. So we did what any two golf guys would do and met up for the first time at Northview for a round.

And here we are, full circle. We just sold his home of 33 years, and conditions were removed making it firm yesterday evening. I could not be more excited to help him step into his next chapter.

Here’s the thing about this market. You have to plan ahead and set real expectations with your sellers about what offers are going to look like and what buyers are going to try and ask for. So when it actually happens, weeks after you warned them, they just look at you and say “Matt, you told me this was going to happen.” And there it is.
