Toronto’s average home price has dipped just below the $1 million mark, now sitting around $993K—about 3% lower than this time last year. For many buyers, that shift has opened a little more room in the budget, even as new listings have dropped about 14% (with just 12,100 homes hitting the market). That means fewer choices for those searching, and just over 5,000 homes actually sold—a slight 2% dip compared to last year.
As someone who’s spent years walking clients through every corner of this city, I know the push-pull of affordability and limited selection can be stressful. Mortgage conditions remain steady, and some positive economic news is keeping the door open for hopeful buyers, but worries about trade, inflation, and rising borrowing costs are in the mix too. If this trend of tightening inventory keeps up, I expect we’ll see buyers act quickly, and sellers may get another nudge to list.
Matching people with the right space—where their lives can truly unfold—remains my focus, no matter how the numbers shift.
