The best time to gain clarity is before the deal depends on it.

An appraisal can identify important considerations, such as property condition, zoning, highest and best use, or value alignment, early enough to give brokers and lenders more room to respond.

Ordering early creates options, supports realistic expectations, and helps keep the transaction moving with fewer last-minute surprises.

Because an appraisal doesn’t create uncertainty. It provides the market insight needed to navigate it.

Changing lenders doesn't always mean starting over.

In many cases, an existing appraisal may be used accepted by a new lender provided the appropriate requirements are met.

Depending on the circumstances, authorization may be requried and a Letter or Reliance (LOR) may be issued allowing the new lender to rely on the appraisal.

It is important to remember that lender policies vary. Some lenders may require a new appraisal regardless of whether an LOR can be provided.

Understanding the requirements early can help avoid unnecessary delays and keep your the financing process on track.
