There’s something pretty special about Blong Ave. ❤️

Of course, I loved getting to know this beautiful home, but one of the very best parts of this sale was getting to know the incredible community of neighbours that surrounds it.

It's the kind of street where people know each other, look out for one another and genuinely care about who is moving in next. You can’t manufacture this sense of community, and it’s a huge part of what makes Leslieville so special.

I am thrilled for the new buyers. They’re not just getting a wonderful home, they’re becoming part of a truly special little community.

Until next time, Blong Ave.
You were a good one. ❤️

Discovering Toronto is a major job highlight for me — the neighbourhoods, hidden pockets, shops, rituals, and the people who make each community feel like home.

Because finding a home is really about finding the life that comes with it. The Saturday mornings. The local coffee. The familiar faces. The little things that make a neighbourhood feel like yours.

Find the life. The home will follow.

Creativity has been the common thread throughout my entire career.

For more than 15 years, I had the privilege of storytelling and ideating in advertising alongside some of the most creative minds in North America. Then I co-founded a paper company where I led product development. Dreaming up new products, bringing ideas to life, and watching people fall in love with something we'd was one of the most rewarding experiences of my career.

Today, I channel that same passion into real estate.

Real estate may be built on contracts and negotiations, but for me, it’s always been about creativity — transforming spaces, crafting stories, and creating experiences that make people connect. From listing campaigns and films to neighbourhood events and collaborations, creativity is how I think, solve problems, and build my business. It’s what has driven every chapter of my career, and what continues to inspire me every day.

At Matter Homes, we believe great communities are built by the people behind them.

This month, we're featuring Isle of My, a Toronto-based, women-owned handbag brand creating timeless pieces for everyday style.

We're proud to support local businesses like Isle of My, and even prouder to have them as a partner in our annual Bosley Holiday Market.

If you haven't discovered them yet, they're well worth a visit. Because supporting local helps our communities thrive.

A true full-circle moment. Last week was one we'll never forget.

On the very same day, we helped our clients sell their cherished family home on Bartlett Blvd and purchase the home they'd been dreaming about on Alyssa Drive.

This wasn't by chance, we'd had our eye on their next home for quite some time, and every decision along the way was part of a carefully thought-out plan. Seeing it all come together on the same day was incredibly rewarding.

This job is never just about the transactions. It's about helping our clients build the perfect timing, strategy and trust, while making what can feel overwhelming be as seamless as possible.

Congratulations, S & G, on this exciting new chapter. We know you'll create many wonderful memories in your beautiful new home, and we can't wait to see you enjoying that stunning backyard oasis!

Thank you for trusting us to guide you through such an important transition. It was truly an honour.

Here's to new beginnings.

Here’s a FACT: outdoor space isn’t just a luxury anymore—it’s one of the most sought-after features that buyers are looking for.

Morning coffee. Summer dinners. A quiet place to unwind after a long day.

It’s amazing how a few extra square feet can completely change the way you live.

This one means so much ✨

When we first met our clients over six months ago, we didn't start by talking about selling their home. We started by talking about their life plan.

Together, we waited for the right time to list, found them the perfect next place to call home, and then carefully executed every step. Because when you take the time to build the right strategy upfront, everything that follows becomes so much more intentional.

The journey wasn't without its twists, but we sold in just 9 days !!

A huge thank you to our incredible clients for trusting us every step of the way. Your confidence in us meant the world. And to my amazing partner, Justin Bock—thank you for your dedication, expertise, and teamwork. What a ride! We couldn't have done it without each other.

Congratulations to everyone involved. Here's to the next chapter.

❤️

If I had to describe the first half of 2026 in one word, it would be MEASURED.

Not because the market stood still, but because buyers, sellers, and agents approached it with a level of decision-making we haven't really seen in some time. Today's buyers are informed, patient, and incredibly selective—comparing homes, negotiating thoughtfully, and ensuring they're making the right move.

That means sellers have had to become more strategic than ever. Pricing, preparation, presentation, and understanding today's buyer have become the difference between a home that sells quickly and one that lingers on the market.

The numbers tell the same story.
Sales more than doubled over the first half of the year, increasing from 1,074 in January to 2,443 in June. New listings climbed steadily throughout the spring, giving buyers more choice and creating a healthier, more balanced marketplace. Average days on market dropped from 45 in January to just 29 by June, proving that well-priced, well-prepared homes WILL SELL. And we're getting a consistent 98–99% of asking price, a sign that buyers are negotiating thoughtfully but are still willing to pay for value.

Pricing has remained resilient. Detached homes have retained their value, while the condo and townhouses have experienced a little more pricing pressure as inventory has increased. It's another reminder that today's market isn't moving in one direction—it's moving differently depending on the property, the neighbourhood, and how a home is positioned.

As we head into the second half of 2026, I'm optimistic.

With interest rates expected to remain stable—and potentially ease further—buyer confidence will build. Inventory remains healthy as we move toward a busy fall market. I don't expect dramatic price swings. Instead, I expect a market defined by steady activity, thoughtful decision-making, and strategic planning.

As a Matter of Fact...good homes are still selling and great homes are still creating competition.

The difference isn't the market—it's understanding today's buyer. Reach out if you'd like to learn more about the Toronto real estate market
