At first glance, the Toronto market might feel slower than previous spring markets. Average prices are down compared to last year, detached homes are down 6.3%, condos are down 5%, and row houses have seen even greater price adjustments. But that's only part of the story.

Sales are actually up year-over-year, while new listings remain nearly 19% lower than they were last May. Homes are still selling at 99% of asking price on average, and days on market have remained remarkably stable at 26 days.

What does that tell us?

That buyers are active but are just being more thoughtful.

We're seeing buyers take a second look, bring family back, complete inspections, compare multiple properties, and ask more questions. They're not rushing into decisions simply because a home is available.

The result is a market where preparation matters more than ever. Homes that are move-in ready, are priced strategically, and create an emotional connection are still attracting attention and achieving strong results.

Homes that miss the mark on presentation, pricing, or condition are facing more competition and taking longer to sell.

This spring isn't about selling everything, it's about selling the right thing.

The market isn't rewarding every listing, it's rewarding the right listings.

This spring, we're seeing buyers return to the market, but they're approaching their decisions differently than they have in years past. Buyers have more choice and more time, so they're doing their homework. They're comparing properties, reviewing inspections, looking closely at value, and making sure a home truly fits their lifestyle before moving forward.

What we're finding is that there are really two types of homes succeeding right now:
🏠 the move-in-ready home that makes life easy, and
🏠 the home that creates an emotional connection the moment you walk through the door.

Everything else is facing more competition.

For sellers, this means preparation matters, pricing matters, and presentation matters. The good news? Well-prepared homes are still attracting strong interest and achieving excellent results.

In today's Toronto market, buyers aren't rushing. They're choosing that perfect home.

Who wouldn’t want to live across from a castle? This special townhouse on Davenport Road spoke to my clients in so many ways. The location is incredible, with front-facing views of Casa Loma. It's ample space was another huge draw, offering more than 2,900 sq. ft. of beautifully-designed living space, with room to grow for years to come.

Rich woods, textured fabrics, imperfect finishes: the shift toward lived-in luxury has arrived.

Our design expert, is seeing a clear shift away from years of stark minimalism and overly-pristine interiors towards something much more approachable and tactile, calling it lived-in luxury. It’s still elevated—but softer, warmer, and far more inviting. It’s all about texture, depth and comfort built through dark woods, nubby linens, bouclé fabrics, hand-finished surfaces, and materials that feel like they’ve evolved over time rather than just been installed.

We’re seeing this trend because people want homes that feel real. They want spaces that look beautiful but also feel effortless to live in. And so, the luxury here isn’t about perfection, it’s about a layering of rich materials in an un-fussy way that is completely inviting.

We suspect this “trend” will last, as it bridges two worlds—it satisfies the desire for sophistication while still feeling relaxed and “homey”. And it translates beautifully in real estate where buyers walk in and feel something. An emotional connection is formed where polished spaces often miss.

To bring this into your own home, start by layering texture before adding more “stuff.” Swap lighter woods for deeper, warmer tones, introduce fabrics with weight and tactility, and mix in natural materials like stone, plaster, and aged metals. The goal isn’t to make everything match—it’s to make everything feel good together.

Here’s a FACT: a home inspection is one of the most important parts of the buying and selling process, and in today’s market, informed buyers are asking more questions than ever.

For buyers, it helps them better understand the home they’re purchasing and plays a major role in the purchase decision. And for sellers, it’s just as important. A pre-list home inspection can help identify issues before going to market, avoid surprises during negotiations, build buyer confidence, and ultimately help a home show stronger in a market where buyers are being incredibly selective.

No house is perfect. The goal isn’t perfection. It’s understanding the home, planning ahead, and making confident decisions.
